Atlanta-based Catalyst Development Partners announced March 11 it opened The Menlo apartments in eTown in South Jacksonville.
Catalyst said The Menlo is the exclusive apartment community in eTown, a new residential and commercial center developed by The PARC Group off Florida 9B.
Residents will start to move in during March.
Catalyst Partners projects the total development cost at $55 million.
Catalyst Partners said the smart home community will provide tech features in each unit as well as electronic car-charging stations, a 24-hour fitness center with a HIIT studio and coworking spaces.
Each unit offers keyless entry, remote thermostat control and kitchen-lighting controls. Residents can add devices including smart speaker controls and other wireless products.
“The Menlo offers residents ultra-high-end and innovative amenities yet to be seen in the Jacksonville rental market,” said the release.
“With inspiration from Thomas Edison’s iconic lab, we designed The Menlo to thoughtfully consider every element of design and technology to deliver the Jacksonville rental population a novel experience at our community,” said Jorge Sardinas, principal of Catalyst Development Partners, in the release.
Preferred Apartment Communities manages the 332-unit, seven-building community. The Menlo comprises one-, two- and three-bedroom apartments from 678 to 1,306 square feet of living space.
Monthly rental rates start at $1,150 for one-bedroom, one-bathroom units; $1,435 for two-bedroom, two-bathroom units; and $1,855 for three-bedroom, two-bathroom units.
Catalyst Partners said interior finishes include gourmet kitchens with granite counters, table-sized islands, stainless steel appliances, wood-inspired flooring, walk-in showers and full-size washers and dryers.
The 24-hour fitness club and HIIT (high intensity interval training) Studio offer interactive cardio and cross-training equipment; coworking spaces and a private conferencing; and a clubroom with a coffee bar.
The Menlo is pet-friendly and includes a fenced Bark Park and indoor dog spa.
Outdoor amenities feature a resort-style pool with an entertainment pavilion; semiprivate cabanas; a summer kitchen with gas grill stations; pub-style dining areas; a fire pit with seating; and a sport court.
The community also features Lumen Park, an indoor/outdoor lounge with electric vehicle-charging stations and a free resident bicycle exchange program with solar-powered locking racks.
Jacksonville-based Summit Contracting Group is the contractor.
The leasing center opened March 10 with 20% of the units leased. The address is 11390 Square St. The website is MenloApts.com.
