St. Johns County issued a permit March 25 to build-out Shores Fine Wine & Spirits in Ponte Vedra Beach.
The store is planned at 3795 Palm Valley Road in a 3,416-square-foot former Wells Fargo bank branch. The freestanding building is in The Shoppes at Palm Valley. The project cost is $150,000.
It will be the 20th Shores in Northeast Florida, according to shoresliquor.com.
Jacksonville-based Kimley-Horn and Associates Inc. is the civil engineer. MIP Construction of Orange Park is the contractor. FBP Development P.V. LLC of Ocala is the owner.
The shopping center is anchored by a Publix that does not have its own liquor store.
The county’s building department began reviewing the project Oct. 14.
The St. Johns County Planning and Zoning Agency on Jan. 23 recommended approval of a special-use permit allowing off-site alcohol sales for the store.
“There is a need for such a commercial use in this area of St. Johns County. The continuation of a commercial use at the subject property is a benefit to the growing number of residents in the area,” says Kimley-Horn’s application with the PZA.
“The population increase will result in the request for more commercial options. The proposed use at this location will result in fewer trips going outside of this area,” it says.
“Overall, the requested special use for alcoholic beverage sales at this location will be beneficial to the community and is compatible with the area. This will also allow an underutilized site to be converted into another commercial use.”
On Dec. 31, the county issued a permit for Shores to build a store in the planned Beachwalk community.
It is planned at 1535 County Road 210, less than a quarter-mile east of the mixed-use development The Fountains of St. Johns.
The project cost for that 9,000-square-foot location is $2.5 million.
“We aim to provide a premium shopping experience for all your beverage needs,” the website says.
Operating hours typically are 10 a.m. to 10 p.m. Monday-Thursday; 10 a.m. to 11 p.m. Friday and Saturday; and 10 a.m. to 9 p.m. Sunday.
