Plans advance for senior living facility at The Fountains at St. Johns

Developer Cross Regions Group said Senior Living at Fountains is part of a multiphase project.

A 174-unit active living facility is planned as part of Cross Regions Group’s The Fountains at St. Johns mixed-use development in St. Johns County.

The county is reviewing project plans that show Senior Living at Fountains on an eastern parcel at The Fountains site at northeast County Road 210 West and Interstate 95.

Cross Regions CEO David Ergisi said March 19 the facility is a part of a multiphase project that will include assisting living and memory care. He said the project will break ground in July and that it should be completed in about 18 months.

He called it “state of the art” and “best in class.”

“It is the future of senior living,” he said.

The county’s development review committee will discuss the project April 9.

GAI Consultants is the civil engineer.

Cross Regions owns the land through EOA Fountains LLC.

West of the facility, the developer broke ground Dec. 6 on a 137-room Home2 Suites by Hilton and a 35,000-square-foot town center.

Signed tenants there include restaurants Island Wing Company, DaVinci’s Pizza, Toasted Yolk, Wicked Cookies and St. Johns Aesthetics and Wellness Center.

Ergisi said the town center is “all walkable” with no vehicle traffic between the buildings. He said the county is reviewing civil plans and he expects to start construction in about 30 days.

Ergisi estimated the Home2 Suites will take 18 months to complete while the town center will take about 14 months.

Ergisi said his goal for The Fountains at St. Johns is to create an all-in-one community when it is fully developed.

Its first phase is anchored by Ascension St. Vincent’s St. Johns County and includes several restaurants and health care-related tenants. 

More senior living is planned in the Beachwalk community, about a mile and a half east of The Fountains.  

Plans submitted March 4 show a four-story 179,796-square-foot building that will house 24 memory care beds, 80 assisted living beds and 82 independent living units. There will be 179 parking spaces. A pool and pickleball court are also planned.

Land ownership is listed as St. Johns LLP and National Four Star Development LLC, both based in Naples. National Four Star Development shares an address with Stonewater Development Group LLC and Winfield Building & Development Co.

Though the project is not named, two individuals on its Sunbiz state Division of Corporations listing have ties to Keystone Senior Management Services Inc., a company with 12 senior living facilities in eight states.

The county’s development review committee will discuss the Beachwalk project March 26.
