Hyatt Studios issued permit for extended-stay brand in Jacksonville

The Southside Quarter location would be the new brand’s first hotel in Northeast Florida.

Hyatt Studios can build its new extended-stay brand hotel in Southside Quarter now that the city issued a permit March 24 for the $9.85 million construction project.

GCC Construction LLC of Chattanooga, Tennessee, is the contractor for the four-story, 122-unit, 60,829-square-foot hotel on 1.67 acres at 11565 Village Crossing Drive at northeast Gate Parkway and Village Crossing Drive in South Jacksonville.

GCC Construction also was the contractor for the $750,000 project to clear, site grade and complete other site-related work. The city issued a site-clearing permit Oct. 1.

Connelly & Wicker Inc. of Jacksonville is the civil engineer. BRR Architecture Inc. of Overland Park, Kansas, is the architect.

Hines, a Houston-based global real estate investor and manager, sold the hotel site May 16, 2024, for $1.403 million. 

Counting that, the project investment tops $12 million.

3H Group of Chattanooga bought the property through Jax Village Lodging LLC. 3H Group specializes in hospitality procurement, consultation and asset management.

JEA issued a service availability request in August 2023 on part of a 6.3-acre site for a 122-unit Hyatt Studios. The site-clearing permit says it will be a four-story hotel.

Hines is the developer of Southside Quarter, a 105-acre development of apartments, town homes, retail and office space, including the McKesson Corp. Medical-Surgical building.

Hyatt Hotels, headquartered in Chicago, announced in April 2023 that it was adding Hyatt Studios to its portfolio. 

The Southside Quarter location would be its first in Jacksonville.

Overall, Hyatt operates 33 brands, according to hyatt.com. 

Its Classics line includes the Hyatt Regency Jacksonville Riverfront Downtown. Its Essentials brand includes three Hyatt Place locations near Jacksonville International Airport, St. Johns Town Center and in St. Augustine/Vilano Beach.

Hyatt.com says construction began in 2023 on the first Hyatt Studios, with the first hotel openings expected in 2025.

The first Hyatt Studios property in Mobile, Alabama, announced it was open February 19.

It also is coming soon to Huntsville, Alabama, and Harrisonburg, Virginia. The Jacksonville location is not listed.
