Peter Sleiman Development Group sells properties for $86.3 million

Six transactions result in several shopping centers being sold to an Ohio company.

The Peter Sleiman Development Group of Jacksonville sold 10 properties in Duval and St. Johns counties Feb. 27 in six transactions to Curbline Properties of Beachwood, Ohio for a total of $86.3 million.

On its LinkedIn page, Curbline Properties describes itself as “ The premier shopping center REIT focused exclusively on Convenience real estate. With a portfolio strategically located at well-trafficked intersections in the wealthiest suburban communities.”

Curbline Properties and Peter Sleiman Development Group bought and sold the properties through multiple entities.

Roosevelt Plaza

Sleiman sold three buildings in the Roosevelt Plaza shopping center and building across the street for a total of $20.39 million.

The seller was Retail Properties Inc. and Retail Investors LLC. The buyer was CL Roosevelt Plaza FL LLC.

They comprise:

• 4509 St. Johns Ave. is a 13,680-square-foot building on 1.32 acres. It as built in 2005. 

• 4530 St. Johns Ave. is a 24,092-square-foot building on 2.72 acres. It was built in 2006. 

• 4524 St. Johns Ave. is  21,740-square-foot building on 1.36 acres. It was built in 2008.

Businesses in the three buildings include Pet Supermarket The UPS Store and First Florida Credit Union.

Oakleaf Crossing

Sleiman sold two buildings in the Oakleaf Crossing shopping center for a total of $15.96 million.

The seller was Retail Strategies LLC and the buyer CL Oakleaf Crossing FL LLC.

•9660 Argyle Forest Blvd. is a 8,525-square-foot building on 1.25 acres. It was built in 2014.

• 9680 Argyle Forest Blvd. is a 22,238-square-foot building on 2.54 acres. It was built in 2005.

Tenants in the buildings include Domino’s Pizza, First Watch and Firehouse Subs.

Deerwood Station

Deerwood Station at 8221 Southside Blvd. sold for $14.62 million.

The seller was Retail Strategies and the buyer CL Deerwood Station FL LLC.

The 31,600-square-foot building sits on 2.6 acres. It was built in 1989.

Businesses include The Loop, Tropical Smoothie and Code Ninjas.

Carrie Plaza

Carrie Plaza at 10400 San Jose Blvd. sold for $10.31 million.

The seller was Ancestry Retail LLC and the buyer CL Carrie Plaza FL LLC.

The 25,900-square-foot building sits on 3.6 acres. It was built in 1999.

Businesses include EverBank, Wingstop, FedEX and Verizon Wireless.

Southlake Plaza

In St. Johns County, Southlake Plaza at 2245 County Road 210 W. in St. Augustine sold for $13.43 million.

The seller was Retail Industries Inc. and Retail Strategies LLC. The buyer was CL Southlake Plaza FL LLC.

The 24,400-square-foot building sits on 2.5 acres. It was built in 2002.

Businesses include Ocean Spa, Yummy Asian Bistro and Huntington Learning Center.

Julington Station

Two buildings in Julington Station in St. Johns County sold for $11.59 million.

The seller was Retail Industries Inc. and Retail Strategies LLC. The buyer was CL Julington Station FL LLC.

They comprise:

• 465 Florida Road N. is a 20,880-square-foot building on 2.3 acres. It was built in 1999.

• 485 Florida Road N. is a 10,664-square-foot building on 1.2 acres. It was built in 2006.

Businesses include Pet Supermarket, Julington Creek Family Dentistry and Basecamp Fitness.
