The 701 San Marco building that Jacksonville-based Haskell will lease for its headquarters is adding a fitness center as a tenant amenity.
The city issued a permit March 6 for landlord Bradford Allen San Marco LLC to build-out space on the second floor for a fitness center at a project cost of $2 million.
Jacksonville-based Tenant Contractors Inc. is the contractor for the project, which covers about 10,000 square feet of space at the building at 701 San Marco Blvd. on the Downtown Southbank.
Landlord representative Michael Loftin, managing director with the JLL commercial real estate firm, said March 7 the fitness center is a new one that ownership is building-out as an amenity.
He said that Prudential, a tenant and the previous owner of the building, had used the area as office space and as a wellness center for its employees.
Loftin said the space demolition is complete and about 14,000 square feet of space “will be 100% brand new construction with new lockers/showers and all new equipment.”
Chicago-based Bradford Allen Investment Advisors paid $70 million in August 2022 for what was then called the Prudential Building and rebranded it 701 San Marco.
Bradford Allen acquired the property through Bradford Allen San Marco LLC from The Prudential Insurance Company of America.
The Class A office building at 701 San Marco Blvd. is about 700,000 square feet and sits on 14.5 acres.
The building and its adjoining parking garage were built in 1985, property records show.
JLL represented Prudential, which had owned the building since its construction, in the sale.
The 701 San Marco building comprises a seven-story west wing and a 19-story east wing connected by a pedestrian walkway over San Marco Boulevard, landlord representative JLL said.
The permit for the fitness center says the overall 10,676-square-foot interior renovation is on the second floor of the existing tower.
The project includes a new open gym, restroom and showers; a studio with no equipment; supporting business and storage areas; and building common corridor and storage rooms.
The main second-floor restrooms will be fully renovated with new finishes and fixtures.
Haskell Chairman, President and CEO Jim O’Leary announced to his staff March 4 that the Jacksonville-based global building services company is moving from its longtime headquarters on the Northbank into the 701 San Marco office tower on the Southbank – remaining in Downtown’s boundary while crossing the St Johns River.
The full move to 701 San Marco is expected in early 2026.
The largest tenants in place at 701 San Marco are Prudential and the U.S. Army Corps of Engineers. Signage is available for Haskell.
There may be more space available this summer.
ActionNewsJax.com reported March 3 that the Army Corps of Engineers informed employees they will be moving out of the 701 San Marco building at the end of August.
The news site said the move appears to be connected to the Department of Government Efficiency’s nationwide push to downsize federal office space leases.
Action News Jax said it confirmed with the Army Corps of Engineers that it was informed the Government Services Administration intended to cancel its lease.
According to the Army Corps of Engineers, 800 of its employees work at 701 San Marco, the site reported.
