One week after it presented plans to Nassau County for a 365 single-family home development in Wildlight’s Garden District, Raydient Places + Properties plans to develop 250 more.
It discussed the project with the county’s Development Review Committee at 9 a.m. March 4 at James S. Page Governmental Complex at 96135 Nassau Place in Yulee.
Raydient is the developer of the 24,000-acre Wildlight master-planned community and is a division of Rayonier Inc. It owns the 4,708-acre Garden District through Wildlight LLC. It is at Riverbluff Parkway and Pages Dairy Road about 9 miles east of Interstate 95.
The 250-home neighborhood, called Development 2, is west of the Development 1 area presented Feb. 25 to the DRC.
A site plan for Development 2 shows it off proposed Country Road 108. There are 136 35-foot lots and 114 45-foot lots on 112 acres. There is a 17.5-acre pond, three common areas and four parks. The maximum home height is 35 feet.
Jacksonville-based Kimley-Horn is the civil engineer.
For the DRC to make a project recommendation, a formal application must be submitted.
According to a Raydiant spokesperson, the Garden District emphasizes outdoor amenities, conservation and river access. It is Raydient’s second Detailed Specific Area Plan.
It is zoned PD-ENCPA, a Nassau County designation that allows for large-scale planning and development. It was adopted in July 2011.
The spokesperson said the second neighborhood plan will be followed by more neighborhood plans in the coming months. The developments are expected to come online by late 2026 and early 2027.
Development 1
According to a conceptual design of the first Garden District neighborhood presented to the DRC on Feb. 25, its development will take place over three phases called 1A, 1B and 1C and will total 365 homes.
Phase 1A comprises eight model homes in three styles and lot sizes, along with 4.8 acres of ponds.
Phase 1B at the property’s southernmost point, will have 185 units in two of the styles. Lot sizes are 60 by 100 feet to 70 by 100 feet. There will be 14.2 acres of ponds and 3.5 acres set aside for the project’s primary park.
Phase 1C is planned for 172 homes, with lot sizes from 50 by 130 feet to 60 by 130 feet. Plans include 15.5 acres of ponds, a nature trail and a 0.6-acre park.
The site plan also shows areas for future development.
England-Thims & Miller of Jacksonville is the civil engineer for that project.
Another area project on Raydient-owned land is underway. Westerly Park is planned to include 402 single-family homes and up to 60 multifamily units with an amenity center. Pulte Homes and David Weekley Homes are the builders.
Westerly Park is expected to be delivered in fall 2025, according to pulte.com.
