Zion Jacksonville positioning more property for warehouse development

The landowner wants to know the availability of utility service for more than 84 of the hundreds of acres it holds in North Jacksonville.

New York City-based Zion Jacksonville LLC is positioning more of its North Jacksonville property for development.

Called Zion Eastport Industrial Park, the landowner and civil engineer Prosser | Prime AE are requesting a service availability determination for the land from municipal utility JEA, which is an early step toward development.

The site is east of the 136 acres Zion and related entities sold to Ponte Vedra Beach-based InLight Real Estate Partners, which is developing Eastport Logistics Park.

The plan outline shows that it includes Parcel 7, 8A and part of 6.

A previous Zion Jacksonville report outlined the parcels on 821 acres the ownership holds east and west of Eastport Road, south of Faye Road and north of Zoo Parkway, which also is Heckscher Drive. 

Interstate 295 runs east of the site. The eastern edge of the Zion property borders Dunn Creek, part of the western side is on the Broward River, and one parcel is along the St. Johns River south of Zoo Parkway.

Parcel 7 is 38.4 acres and Parcel 8A is 45.49 acres. The outline with the JEA request also shows it will include a piece of Parcel 6, which totals 93.58 acres.

Parcels 7 and 8A are shown as accommodating a potential 1.13 million square feet of warehouse space. The entire Parcel 6 can accommodate 1.26 million square feet of space, but it is unclear how much of that is part of the request.

No prospective user, buyer or developer is identified.

InLight paid almost $26.75 million on Dec. 20 for about 136 acres among Parcels 3A and 3B to develop Eastport Logistics Park.

The InLight site is east of Eastport Road where Kraft Road connects from the west. It is east of the San Mateo Little League fields.

The site is along Eastport Road south of its intersection with Faye Road.

The Preston Industrial Team of the Colliers commercial real estate firm in Jacksonville is marketing the site.

InLight says Eastport Logistics Park is designed for about 1.75 million square feet of space among two phases. 

The first four buildings total 889,086 square feet.

The second phase is designed for another 854,880 square feet. InLight said that plan involves a potential build-to-suit warehouse or two that could change that amount. 

It says Building 1 is targeted for completion in the second quarter of 2026 with the others following for completion by the fourth quarter.

Zion Jacksonville LLC sold almost 50 acres Nov. 28, 2023, on the opposite side of Eastport Road to a company affiliated with DHL Supply Chain to develop a 603,200-square-foot, $64 million logistics and distribution center.

InLight says the city’s ongoing expansion of Eastport Road will ease accessibility to the site.

The capital projects site on maps.coj.net says that design and construction to widen Eastport Road to three lanes from Pulaski Road to Zoo Parkway is in design. The project is budgeted at almost $29.9 million.

 Warehouse use topping 8 million square feet

Yorktown Heights, New York-based Zion Jacksonville LLC owns more than 700 acres in North Jacksonville.

It is positioning its land as a master development of potentially more than 8 million square feet of warehouse use.

It has owned at least 900 acres and has been selling and deeding parcels, especially in the past two years.

Property records show that Zion bought the land in 1986.

Industry experts have said that after family leader Abraham Zion died eight years ago, the Zion family has been organizing in a long-term move to position the property to sell the land.
