The planned demolition of a CrossFit gym in Nassau County could make way for a recreational development that includes a 21,500-square-foot open-air dog park.

Called Mt. Zion Commercial Development, the project includes six covered pickleball courts and a 3,600-square-foot covered deck and bar. Plans show 51 parking spaces.

The development is at 96126 Mount Zion Loop, south of Florida 200 about 7.5 miles east of Interstate 95.

Nearby businesses include a Walmart Supercenter, Chick-fil-A, Black Cat Pizzeria and a car dealership.

According to a summary in the project application to the county, CrossFit Fernandina gym on the half-acre site would be demolished.

Gillette & Associates of Fernandina Beach is the civil engineer.

The Nassau County Development Review Committee, a technical advisory board that guides department heads before final design approvals, recommended approval for the project July 15. The committee is not a decision-making body.

The site plan for the dog park and pickleball venue also shows a covered deck and bar.

Yulee-based Kimber Holdings LLC bought the land May 19 for $1.37 million from general contractor Otak Group Inc., according to county records. Kimber Holdings is managed by Alex Herrera.

In addition to county approvals, the project must obtain an environmental resource permit from the St. Johns River Water Management District.

After the design is approved and the project secures its environmental permit, it can apply for building permits and inspections.

The project does not require a rezoning.
