Developer Cross Regions Group will break ground Feb. 6 on the 28,100-square-foot project.

Ahead of its Feb. 6 groundbreaking, the Tyler Plaza West shopping center in Nassau County is fully leased, developer Cross Regions Group said Jan. 30.

Jacksonville-based Cross Regions said on its website the Yulee center is expected to be ready for occupancy in December. 

The 28,100-square-foot project comprises two buildings on the south side of Florida 200 about 6 miles east of Interstate 95. It will have restaurants and child care.

Tacoi Engineering LLC of Green Cove Springs is the civil engineer.

The shopping center is an expansion of Tyler Plaza, a 24,065-square-foot building completed in 2005 by Cross Regions CEO David Ergisi. He started the shopping center before founding Cross Regions.

Jacksonville-based real estate company Hakimian Holdings Inc., through AF3 LLC, bought Tyler Plaza in 2013.

The tenants at Tyler Plaza West will be:

Island Wing Co.

Destin-based Island Wing Co. will add a fifth Northeast Florida restaurant, its first in Nassau County. Island Wing will be 9,177 square feet, including a 2,489-square-foot covered patio.

“Our wings are never fried. In addition to that, we bake our French fries and various other side items and appetizers. We also offer an extensive selection of craft beer with over 50 on tap,” the Island Wing website says.

 Other menu items include salads, burgers, tacos, flatbreads, quesadillas and sandwiches.

Toasted Yolk

Daytime cafe Toasted Yolk also plans its first Nassau location. 

The restaurant will be 5,167 square feet, including a 1,000-square-foot covered patio.

The restaurant is new to Northeast Florida. Its first location opened Nov. 18 in Fleming Island at 1615 County Road 220, Unit 180.

A Toasted Yolk also is planned in Cross Regions’ mixed-use development The Fountains at St. Johns off County Road 210. 

Breakfast items include brisket tacos with scrambled eggs, breakfast burritos and buttermilk pancakes. Lunch options include hamburgers, a California club sandwich and soups and salads. 

Electric Dough Pizza Co.

Chef Tom Gray’s new concept Electric Dough Pizza Co. is planning a build-out of a 3,000-square-foot space.

Gray is the co-owner of CuliVino Hospitality Consulting and Management, specializing in existing business consultation, new concept development and operations management.

According to its website, the restaurant “will focus on fresh flavors and high-quality ‘better for you’ ingredients. Along with signature pizzas that feature a long-fermented dough and Detroit-style crispy, cheesy edges baked in electric ovens imported from Italy, Electric Dough Pizza Co. will offer seasonally inspired fresh salads and a rotating selection of gelato and sorbets.”

It is the second announced location. The first Electric Dough is planned to open in early 2025 at San Marco Theatre in Jacksonville. It joins Gray’s two full-service restaurants, Prati Italia, which opened in 2020 at St. Johns Town Center, and Town Hall, which opened in 2017 a few storefronts from the San Marco Theatre location.

Kiddie Academy Educational Child Care

In a separate building, Kiddie Academy Educational Child Care will operate a 12,800-square-foot center with a 4,000-square-foot playground.

The chain has 300 franchises in 33 states and Washington, D.C. Three are open in Northeast Florida.

Its learning programs, which focus on cognitive development, communication and motor skills, start with infants as young as 6 weeks. The curriculum for school-age children from ages 5 to 10 emphasizes team building, critical thinking and organized games. Summer programs are offered for toddlers 2½ years old to children age 10.
