Outparcels at Town Center II permitted for construction

Ashco is developing the 16,063-square-foot retail building that has signed three tenants.

The city issued a permit Jan. 23 for Florida Nova LLC to build the Outparcels at Town Center II building that has already signed three tenants.

Jacksonville-based Ashco Inc. is developing the project on 1.02 acres at 4907 Big Island Drive.

Ashco announced in November that Visual Comfort & Co. and Belamo signed leases for the building. It said in January that Zubi’s Diamonds and Gems is coming to the center, too.

Florida Nova, based in Jacksonville, is building the 16,063-square-foot shell structure at a project cost of $2 million. Tenant build-out would be done under separate permits.

The structure comprises 14,063 square feet on the first floor and 2,000 square feet on the second.

Tiffany Ashurian of Ashco said Jan. 9 the Outparcels at Town Center II that she expected the building to be completed in January 2026.

Town Center II is at Buckhead Branch and Big Island Drive, next to the initial Town Center retail center that is fully leased.

Ashurian said the center, which will feature a modern glass design, was nearly 70% leased, with 6,000 square feet available that could be divided for two tenants.

Visual Comfort & Co. sells designer lighting from 50 showrooms across the United States and the United Kingdom. Florida showrooms are in Coral Gables, Miami and Tampa.  

Belamo, a patio furniture company, has its roots in Belgium and the Netherlands, where its designs are created. Florida showrooms include Aventura, Boca Raton, Fort Lauderdale and Naples. The city is reviewing a build-out permit for Belamo in a 4,900-square-foot space at a project cost of $50,000.

Belamo and Visual Comfort & Co and Belamo are planned for Phase II of Outparcels at Town Center at 4907 Big Island Drive.

It will be the second location for Zubi’s Diamonds and Fine Jewelers, which is open in the Celebration Pointe shopping center in Gainesville. 

Ashco Inc. announced in August 2023 that it intended to demolish the closed Wendy’s it bought in February 2023 to develop the 16,000-square-foot Town Center II.

The city issued the demolition permit April 8, 2024, at a project cost of $8,000.

Ashco said in November it is 70% leased with spaces available from 1,200 square feet to 7,200 square feet.

The company said Phase I, at 4853 Big Island Drive, is fully occupied with Modani Furniture, Elase Med Spa, Mayday Ice Cream, DOS Coffee and Talkin’ Tacos.
