Lowe’s, Niagara fill Pattillo’s spec Imeson warehouse

The almost 300,000-square-foot building completed in 2023 is along Imeson Road in West Jacksonville.

Pattillo Industrial Real Estate appears to have fully leased the 298,000-square-foot 5800 Imeson Road speculative warehouse it recently completed in West Jacksonville.

The city is reviewing a permit application for Lowe’s Home Centers LLC to build-out 181,136 square feet of space of the 297,451-square-foot building.

Tenant Contractors of Jacksonville is the contractor for the estimated $1.56 million build-out for Lowe’s in Unit 100. 

The warehouse is a cross-dock terminal and logistics processing center warehouse where merchandise is received, sorted, stored and shipped to Lowe’s retail stores.

JLL Executive Managing Director Luke Pope represented Lowe’s in the lease.

On Dec. 18, the city issued a permit for Niagara Bottling to build-out 115,400 square feet of space, filling the building.

Dana B. Kenyon Co. of Jacksonville is the contractor for the $277,152 project for warehouse space for Niagara in Unit 400.

Newmark Phoenix Realty Group President and Principal John Richardson and Director Richard Antczak represented Niagara.

Atlanta-based Pattillo recently developed the warehouse as Building 3 on its Imeson Road property north of Pritchard Road and west of Interstate 295.

CBRE is Pattillo’s leasing representative.

The city issued a permit in February 2023 for construction of the shell building at a project cost of $10.5 million. Dana B. Kenyon Co. was the contractor for the project. 

That followed a foundation permit in October 2022 at $4.5 million and a site-clearing permit in November 2021 for almost $3 million.
