St. Augustine Marine Center can move forward with its expansion plans if its rezoning request is approved by the City Commission on Jan. 27.
The 30-acre property is at 404 Riberia St. along the San Sebastian River. It is about a mile south of San Sebastian Winery. The rezoning request would change the property’s designation from industrial and warehousing to planned unit development.
According to its request summary, the proposed plans include adding 8,834 square feet of office space, 6,000 square feet of commercial space, 5,000 square feet of patio space, 59 parking spaces, 38 boat slips, 299 dry boat slips and three service bays.
The rezoning request is “to allow for renovations and upgrades to this deteriorating property.”
“The restoration/renovation/reconstruction of this deteriorating property, while reusing and enhancing many of the current structures, is to be commenced as a single phase, within a reasonable time of the approval of the Ordinance approving the PUD and completed within a reasonable time thereafter,” according to the application.
The city’s Planning and Zoning Board unanimously recommended approval of the rezoning request Oct. 1 after a public hearing.
Matthews | DCCM, based in St. Augustine, is the civil engineer for the project.
Established in 1992, “St. Augustine Marine Center upholds the strong traditions of the marine industry, offering a wide variety of services,” its website says.
The business says it offers bottom and topside painting, marine carpentry, electrical services, fiberglass and gelcoat repair, mechanical and generator repair, haul and launch services, marine rigging and a 100-ton travel lift.
Annapolis, Maryland-based Monument Marine Group, through SAMC Partners LLC, owns the land. It purchased the property in 2023 for $19.8 million from Windward Marina St. Augustine South LLC.
“This strategic acquisition in Northeast Florida strengthens Monument’s expansion goals in the southeastern United States, while enhancing its capabilities to deliver exceptional service to customers across the marine industry, particularly those traveling along the Eastern Seaboard,” Monument Marine Group said in a release.
The commission meets at 5 p.m. at City Hall, 75 King St.
