Plans in review for 51,552-square-foot medical office planned on Anastasia Island

A 51,552-square-foot medical office with a retail component is planned in St. Augustine on Anastasia Island.

The proposed project comprises five interconnected buildings on 5.97 acres.

The site is south of Florida 312 and east of Mizell Road and a Gate gas station and convenience store. 

Site plans show 129 parking spaces on the property.

St. Augustine-based Gulfstream Design Group LLC is the civil engineer and Viviani Holdings LLC is the landowner and developer.

Viviani bought the property in 2016 from the Church of the Spirit Movement for $500,000. Viviani Holdings has addresses associated with the Florida Center for Dermatology at 1301 Plantation Island Drive S., Suite 106B, and Physician’s Pain Center at 105 Southpark Blvd., Suite A-103. Both are in St. Augustine.

The proposed medical offices would be south of Florida 312 and east of Mizell Road. Site plans show 129 parking spaces.

The authorized member of Viviani Holdings is Jonathan Kantor of St. Augustine, a doctor at the Florida Center for Dermatology.

According to a 2023 application approved by the St. Augustine Planning and Zoning Association, the project was granted a rezoning exemption from Commercial Medium Intensity to Commercial Medium One. Commercial Medium One signifies a lower level of commercial activity.

The application specified the project would include a dermatologist’s office and a mix of office and retail uses. 

The St. Johns County Development Review Committee is scheduled to discuss the project Feb. 5.
