About 10 months after the project was confirmed, IGP Place, an 8,800-square-foot retail center in St. Augustine, is fully leased.
The center is at 520 W. Twincourt Trail off Center Place Way. Traveling east on International Golf Parkway, Center Place Way is the first traffic light past Interstate 95. The center is south of International Golf Parkway.
Jacksonville-based TSG Realty is the developer.
St. Johns County issued a permit March 8 to construct the building’s shell at a project cost of $1.7 million. Building Dynamics Inc. of Jacksonville is the contractor.
According to TSG Realty’s Pamela Howard, Diesel Barbershop and Needful Books & Things recently opened. Rosati’s Pizza has a permit in review for interior build-out, Bagel Base is permitted for signage and Ackerman Cancer Center is working through permitting.
Here’s what is in the center:
• After being issued a build-out permit Aug. 28 at a project cost of $52,942, independent bookstore Needful Books & Things opened Oct. 1 in Suite 4. According to needfulbooksandthings.com, it carries best-selling and classic literature focused on the fantasy genre. The store also sells games, puzzles, greeting cards and gifts. It has affiliations with Bookshop.org for online book orders. Hours are 10 a.m. to 6 p.m. Tuesday and Wednesday; 10 a.m. to 7 p.m. Thursday and Friday; and 10 a.m. to 6 p.m. Saturday. It is closed Sunday and Monday.
• Diesel Barbershop opened Jan. 6 in Suite 2 after its build-out permit was issued Dec. 3 at a project cost of $201,000. It is the second area Diesel Barbershop. The first is in Jacksonville in Gateway Village at Town Center at 5016 Gate Parkway, Unit 4.
The chain has 30 more locations across Arizona, Colorado, Texas, Missouri, Wisconsin, Pennsylvania, North Carolina, South Carolina and Florida. According to its website, it specializes in men’s haircuts, shampoos, scalp massages, hot towel face treatments, back-of-neck shaves and shoulder massages. Hours are 10 a.m. to 8 p.m. daily.
• Rosati’s Pizza has a permit in review to build-out in Suite 6 at a project cost of $549,000. It is the second Northeast Florida location for the Illinois-based franchise. The first is at 7051 Collins Road, Suite 402. The Chicago-style pizzeria has about 200 locations in 21 states. It opened in Chicago in 1964 and menu items include The Windy City pizza with Italian sausage, fresh garlic, onion and spicy Italian condiment giardiniera, Chicago-based Italian beef sandwiches served on Italian or garlic bread and baked lasagna. The Orange Park hours are 11 a.m. to 9 p.m. daily.
• New restaurant concept Bagel Base is permitted for signage at a project cost of $8,716 to operate in Suite 1. According to TSG, the owner is an experienced restaurateur who wants to bring “from scratch” bagels to St. Johns.
• Jacksonville-based Ackerman Cancer Center will occupy the remaining spaces at IGP Place. It is its second location. The first is at 10881 San Jose Blvd. The county has not issued permits.
