City reviewing permit for $12.2 million Jacksonville Jaguars headquarters build-out

The NFL team is moving its EverBank Stadium offices into owner Shad Khan’s nearby office building under development Downtown.

As EverBank Stadium is set to be redeveloped, the Jacksonville Jaguars are preparing to build-out three floors for the team headquarters in owner Shad Khan’s nearby Downtown office building at an estimated project cost of $12.2 million.

The city is reviewing a permit for the interior build-out of 63,500 square feet of space on the second, third and fourth floors for the Jaguars at 1 Shipyards Place on the Northbank of the St. Johns River.

The building is six stories.

Auld & White Constructors LLC of Jacksonville is the contractor. Kasper architects + associates Inc. of Jacksonville is the architect. LS3P of Savannah, Georgia, is the interior design consultant.

The building also has been in review for a fitness center on the ground floor.

Auld & White Constructors is the contractor and kasper is the architect for the estimated $1.5 million build-out for a commercial gym in a shell space on the first floor.

Plans show a reception area, exercise room, commercial gym, locker and shower rooms and storage in 5,046 square feet of space. A site brochure shows the fitness center at a total 6,633 square feet.

Khan’s Shipyards Office LLC owns the property.

The city issued a permit May 9, 2024, for Khan’s development company to build the office building at the Downtown Shipyards at a construction cost of almost $39.2 million.

PCL Construction LLC of Orlando is the contractor.

The office building is designed with 132,493 square feet of enclosed space and 10,185 square feet of unenclosed space on the riverfront near EverBank Stadium.

It is designed near Khan’s Four Seasons Hotel and Residences under construction. 

Two weeks after issuing a construction permit for the office building, the city approved one May 22 for Khan’s Four Seasons Hotel and Residences at a cost of $215.1 million.

The office building, One Shipyards Place, will be the home of the Jacksonville Jaguars headquarters, which is moving from EverBank Stadium, which is scheduled to be renovated by 2028. Works can start on that pending permitting now that the season ended.

Jacksonville-based NAI Hallmark announced Sept. 30 that it is the exclusive management and leasing agent for the office building on behalf of Shipyards Office LLC, an affiliate of Khan’s Iguana Investments Florida LLC.

Iguana Investments Florida LLC is developing the Shipyards project along the Northbank of the St. Johns River south of EverBank Stadium.

NAI Hallmark’s brochure shows the 137,000-square-foot structure with the ground floor including the fitness center and a restaurant, among other uses; the Jaguars headquarters on the second, third and fourth floors; and 25,064 square feet of available space on each of the fifth and sixth floors along with private terraces.

NAI Hallmark said the top two floors will offer “unparalleled view corridors of Jacksonville’s picturesque waterfront and urban landscape.”

“The remaining two floors present a rare opportunity for high-profile businesses to secure a presence in Jacksonville’s rapidly evolving urban core,” NAI Hallmark said.

NAI Hallmark said the ground floor will include 12,000 square feet of retail and amenity space including a fitness facility and the restaurant that offers “a stunning patio view of the event lawn and marina, is poised to become a vibrant hub for business and leisure.”

The release said “One Shipyards Place is part of a transformative development that includes redesigned parks, a world-class marina, and a luxurious 10-story Four Seasons Hotel featuring a Michelin Star Chef restaurant, all contributing to a new era of prosperity and vibrancy in Downtown Jacksonville.”

“We plan to provide the tenants and guests of One Shipyards Place with a white-glove service experience that will set a new standard in Northeast Florida,” said Keith Goldfaden, co-CEO of NAI Hallmark.

The brochure says the building will be delivered, meaning it will be ready for tenant build-out, in February 2026.

In January 2023, Jacksonville City Council approved a redrafted $129.75 million incentives deal for the hotel, condominiums, office building, a city-owned marina support building and a public marina.
