A pair of lots north of the Andrew Jackson High School football field are planned for development of an affordable housing community for residents ages 62 and older.
The lots, at 5804 and 5806 N. Main St. in North Jacksonville, sold for a total of $2.3 million, Three Lions Real Estate Group said Jan. 3 in a news release.
The properties, totaling 3.15 acres, will form Egret Landing, an 88-unit apartment community.
The buyer was Birdsong Housing Partners, through Egret Landing LLC. Property records show Maitland-based Birdsong bought the properties Dec. 27.
It paid $2.15 million for a 2.91-acre vacant property at 5806 N. Main and $150,000 for the 0.24-acre former America’s Donuts site at 5804 N. Main St.
The seller was CDA Technical Institute Inc. of Jacksonville.
Jacksonville-based Three Lions, a commercial real estate investment and brokerage firm, represented the seller. Three Lions is led by Bryan Mickler and Luke Feldman.
According to the release, Egret Landing will be the first affordable housing development in Jacksonville made possible through the Live Local Act of 2023, which supports multifamily housing projects on commercially zoned land.
The project is funded under the Florida Housing Finance Corp. and leverages a combination of sources such as the State Apartment Incentive Loan, Duval County tax-exempt bonds, low-income housing tax credits and a local government loan from the city of Jacksonville. Bank of America and Citibank also are providing financial support.
Groundbreaking is planned for March 2025 with completion by the end of 2026.
The site is east of a Harveys Supermarket about 3.4 miles north of Downtown.
Plans for Egret Landing call for 46 one-bedroom, 30 two-bedroom and 12 three-bedroom apartments, with each unit featuring Energy Star appliances, granite countertops, LVL laminate vinyl plank floors, ceiling fans, washer/dryer hook-ups and high-speed internet capabilities.
Other features will include a central community center equipped with a computer lab and fitness room, recreational green spaces with gathering areas, and a courtyard featuring walking paths, a pavilion and community gardens. Activities planned for the property include health fairs, voter registration drives and educational workshops.
Birdsong says it develops, builds and operates high-quality affordable housing.
Its website shows 15 apartment communities, most in Central Florida. One is in Rome, Georgia.
The company principals are Domingo Sanchez, Deion Lowery, Edward E. Haddock, Jr. and Robert Godwin. The CEO is Steve Auger.
