Jacksonville-based Gatlin Development Company, through IGP WCC Project LLC, bought portions of three World Golf Commerce Center parcels planned for a Walmart Supercenter at $18.66 million, according to the deed filed St. Johns County on Feb. 28.
It does not specify the acreage purchased or the exact property location.
The three parcels sit at the south end of World Commerce Center near the Parkway Village at St. Johns shopping center and across the street from Tocoi Creek High School.
Steinemann & Co. Real Estate of Jacksonville sold the property through World Golf Commerce Center LLP.
Gatlin Development is a real estate investment corporation specializing in retail shopping center development, management and renovation, according to its LinkedIn profile.
Its website states, “Gatlin Development Company’s main focus since 1984 has been the development of Walmart-anchored shopping centers.”
St. Johns County plans under review show confirm the acquisition will become a Walmart with eight outparcels. One will hold a fast-food restaurant, and another will feature a gas station and convenience store.
Bowman Consulting Group Ltd. serves as the project’s civil engineer.
Officials have not identified either business, but the restaurant footprint matches that of a Chick-fil-A. The St. Johns County Development Review Committee will review the Walmart project March 5.
The zoning allows construction on the site.
World Commerce Center, a Development of Regional Impact, covers nearly 1,000 acres off Interstate 95 and World Golf Parkway down to State Road 16. The land allows for residential, office, medical, retail, warehouse, and hotel developments, according to its website.
Nearby, AdventHealth also plans to develop an 88-bed hospital and office space in the area on land it bought from World Commerce Center LLP Feb. 5 for $13.4 million.
