Roof permit issued for Four Seasons Hotel & Residences

Jacksonville Jaguars owner Shad Khan’s development company can raise the roof on the Four Seasons Hotel & Residences that is under construction Downtown along the Northbank riverfront.

The city issued a permit Feb. 24 for Register Roofing & Sheet Metal Inc. for roof construction on the structure at a project cost of $2.266 million.

The hotel and residences building is under construction at 1406 E. Bay St., near EverBank Stadium.

While the online description refers to the hotel and Khan’s neighboring office building, the documents show the roofing permit is for the hotel and residences.

The city approved a permit May 22, 2024, for the Four Seasons Hotel & Residences at a cost of $215.1 million.

That came two weeks after a construction permit for Khan’s six-story office building. The combined project for the vertical construction totals $254.3 million.

Khan is building the Four Seasons on 5.1 acres in the Downtown Shipyards.

The 10-story Four Seasons Hotel & Residences consists of 170 hotel guestrooms and 26 residential units on about 4.8 acres. There will be a spa, restaurants, ballrooms, bars, pools and other amenities.

The project comprises about 543,000 square feet of interior space for the hotel and residences and 124,000 square feet of exterior space, which includes the garage.

Site work for the hotel and office building began in late 2022 followed by foundation work in summer 2023.

PCL Construction LLC of Orlando is the contractor for the structure. HKS Architects of Coral Gables is the architect.

Shipyards Hotel Jacksonville LLC, led by Khan’s Iguana Investments Florida LLC, is the developer of the Four Seasons.

Shipyards Office LLC, also led by Iguana Investments, is the developer of the office building.

The hotel is projected to open in 2026.

The office building, One Shipyards Place, will be the home of the Jacksonville Jaguars headquarters, which would move from EverBank Stadium, which is scheduled to be renovated and open in time for the 2028 season.

Jacksonville-based NAI Hallmark is the management and leasing agent for the office building on behalf of Shipyards Office LLC, an affiliate of Khan’s Iguana Investments Florida LLC.

The marketing brochure shows the 137,000-square-foot structure with the ground floor including a fitness center and a restaurant, among other uses; the Jaguars headquarters on the second, third and fourth floors; and 25,064 square feet of available space on each of the fifth and sixth floors along with private terraces.
