Proposed residential development would bring about 365 homes to Yulee

Nassau County is reviewing plans for the project proposed on Raydient-owned land in Wildlight.

Nassau County is reviewing plans for the development of 365 single-family homes in the Wildlight master-planned community.

The undeveloped site is owned by Raydient Places + Properties through Wildlight LLC. 

The site is at Riverbluff Parkway and Pages Dairy Road about 9 miles east of Interstate 95.

New homes are planned for the Garden District of Wildlight in Nassau County.

Raydient is the developer of the 24,000-acre Wildlight and is a division of Rayonier Inc.

The property is zoned PD-ENCPA, a Nassau County designation that allows for large-scale planning and development. It was adopted in July 2011.

A Raydient spokesperson said the project represents the first steps of developing Wildlight’s Garden District, the first piece of its second Detailed Specific Area Plan. It emphasizes outdoor amenities, conservation and river access,

According to a conceptual design, the development will take place over three phases. The first phase will include eight model homes in three styles and lot sizes, along with 4.8 acres of ponds.

The first three phases of a new development would bring about 365 homes to the Wildlight master-planned community.

The second phase, at the property’s southernmost point, will have 185 units in two of the styles. Lot sizes are 60 by 100 feet to 70 by 100 feet. There will be 14.2 acres of ponds and 3.5 acres set aside for the project’s primary park.

The third phase is planned for 172 units, with lot sizes from 50 by 130 feet to 60 by 130 feet. Plans include 15.5 acres of ponds, a nature trail and a 0.6-acre park.

Home sales are expected to start next year, the Raydient spokesperson said.

The design allows for additional phases.

Jacksonville-based England-Thims & Miller is the civil engineer.

Another area project on Raydient-owned land is underway. Westerly Park is planned to include 402 single-family homes and up to 60 multifamily units with an amenity center. Pulte Homes and David Weekley Homes are the builders.

JEA approved phasing plans for the eastern portion of Westerly Park on Feb. 11. It had a preconstruction conference call with Vallencourt Construction on Jan. 31. It will inspect its wet well, a large underground tank that holds wastewater until it can be pumped away, Feb. 28.
