Windsor Pointe Independent Living sells for $36 million

The senior living facility near Mayo Clinic was built in 2021.

Windsor Pointe Independent Living at 4060 San Pablo Parkway sold Feb. 14 for $36.035 million.

Legend Senior Living of Wichita, Kansas, sold the property through JAX ILF 1 LLC. 

The buyer is Welltower Inc. of Toledo, Ohio, through 4060 San Pablo PKWY Propco LLC.

Welltower was formerly Health Care REIT. It has partnered with 15 senior living companies.

Windsor Pointe Independent Living, built in 2021, is on 5 acres. 

It is about a mile north of Mayo Clinic in Florida. 

It offers 11 floor plans comprising one- and two-bedroom apartments from 560 to 1,270 square feet. Apartments start at $4,185 per month. There are three other affiliated locations in Jacksonville.

It has four on-site restaurants and a spa. There is a putting green, a garden, resort-style pool and a bocce ball court. Residents have transportation and concierge services, housekeeping, on-site educational, social and religious services.

It offers physical and occupational therapy.

Living options include independent living, assisted living, personal care memory care and respite care.
