Merritt Properties to launch third phase at Imeson Landing Business Park

The three-building addition will create an almost 393,00-square-foot park among eight structures.

Merritt Properties announced Feb. 19 it has fully leased Phase Two of Imeson Landing Business Park in North Jacksonville.

It said the park now has 24 tenants leasing from 3,000 to 30,000 square feet of space, including light manufacturers, government contractors, port-related businesses and distribution companies.

Merritt Properties said it is preparing to start Phase Three, which will add more than 120,000 square feet of industrial space.

“Reaching full occupancy at Imeson Landing Business Park is a testament to Jacksonville’s strong business climate and the need for well-designed, flexible space,” said Pat Franklin of Merritt Properties in the release.

“Our focus has always been on delivering high-quality environments that support our tenants’ success.”

Merritt Properties plans to build three additional light industrial buildings along Zoo Parkway ranging from 39,600 to 44,000 square feet, which will expand the park’s total footprint to 393,000 square feet.

MerrittProperties.com shows the first two phases at 1250 Imeson Park Blvd. comprise five projects totaling 266,200 square feet. The next three buildings will add 126,500 square feet at 1350 Zoo Parkway. That totals 392,700 square feet.

The first two phases are at northwest Zoo Parkway and Imeson Park Boulevard. Phase Three is south of Zoo Parkway from the completed structures.

The city issued permits Jan. 14 and Jan. 17 for the three shell buildings in Phase Three on 16.15 acres at 1350 Zoo Parkway. 

Merrill Construction Services LLC is the contractor for the almost $9 million project totaling 111,720 square feet.

Those structures comprise:

Building 600:  A 32,915-square-foot building at a project cost of $2.64 million.

Building 700: A 38,898-square-foot building at a project cost of $3.12 million.

Building 800: A 39,907-square-foot building at a project cost of $3.2 million.

In August, the company acquired a five-building park at 5022 Gate Parkway, now renamed Merritt at Gate Parkway, with 200,000 square feet of space across five buildings. The South Jacksonville property has spaces for lease starting at 3,500 square feet.

“Merritt is currently enhancing the park’s infrastructure and transforming single-story office buildings to offer top-tier light industrial space,” the release said.

Merritt Properties said it continues to grow its presence in Jacksonville, with future development planned at Oakleaf Commerce Center in Clay County. It entered the market in 2021 with the acquisition of Magnolia Park, a three-building business park. Today, Merritt’s Jacksonville portfolio exceeds 500,000 square feet of space.
