Build-out pending for Chipshot pickleball venue at Hodges and Atlantic

Led by PGA Tour pro Thomas Walsh and Strings Sports Brewery owner Scott Adeeb, the project will be next to Turner Ace Hardware.

The city is reviewing a building permit application for the Chipshot indoor pickleball venue planned at 13164 Atlantic Blvd. next to Turner Ace Hardware at southwest Atlantic and Hodges boulevards.

Urban Partners Construction LLC of Jacksonville is the contractor for the estimated $1 million tenant build-out for the eight pickleball courts, four golf simulators, a restaurant and more. That cost can change through permit review.

The 29,276-square-foot space previously was a Bailey’s Health & Fitness Center. 

Turner Hardware Hodges Ltd. owns the 60,000-square-foot building, which is on a site next to the Publix-anchored Harbour Place Shopping Center.

Turner Ace Hardware occupies half of the building.

Golf simulators are part of the plans for Chipshot, which is being developed by PGA Tour pro Thomas Walsh.

Owner PGA Tour pro Thomas Walsh registered Chipshot Pickleball LLC with the state in July 2024. Walsh and Strings Sports Brewery owner Scott Adeeb are developing the concept. 

Walsh said Feb. 13 that they plan to open this fall.

Strings Sports Brewery will offer craft beers, cocktails and sports-bar food.

Called “Chipshot Swing Serve Score,” the playchipshot.com site calls the venue “the ultimate adult playground where fun and entertainment meet.”

In addition to the courts and simulators, “For some casual fun, enjoy our outdoor yard games, including ping pong, cornhole, and giant Jenga—ideal for socializing and unwinding,” the site says.

Chipshot offers walk-in options for the pickleball courts and golf simulators and also sells memberships that can include exclusive access to the indoor courts, priority booking, discounts on food, drinks and activities, and invitations to special events. 

“With TVs showcasing the biggest games and an open, welcoming vibe, Strings Sports Brewery is the perfect spot to unwind after a game of pickleball or a round on the golf simulators,” the site says.

The taproom will offer self-pour where customers can control their pours with a card, wristband or personalized QR code.

“Skip the lines and the wait – simply tap your ID, choose from a wide selection of beers and cocktails, and pour exactly the amount you want, from a single ounce to a full drink,” the site says.

The taproom will feature 22 taps, with 14 of craft beers, including an emphasis on String’s Beer. It also offers wine and cocktails on tap.

The appetizer’s menu includes “Joe Adeeb’s Famous Cocktail Cheese,” “Terry’s Country Store Boiled Peanuts” and “Cinotti’s Bakery Pretzel,” among others, incorporating a Beaches neighborhood feel.

There are salads; burgers and sandwiches; barbecue plates; sides; and kids’ meals.

The venue also can host private events and parties.
