City continues reviewing permits for Village Crossing Center

Two smaller structures will join the two-story, 36,300-square-foot medical office building already permitted for construction.

A week after the city issued a permit Feb. 4 for a two-story, 36,300-square-foot shell medical office building at Village Crossing Center in Southside Quarter, it continues to review permits for the next two smaller buildings.

Developer Paul Hassan said in March 2024 that Village Crossing Center was designed as three buildings totaling almost 43,000 square feet of space at northeast Gate Parkway and Village Crossing Drive. 

Hassan plans the two-story, 36,300-square-foot structure and two smaller ones of 3,500 and 2,500 square feet.

Village Crossing Center is planned at northeast Gate Parkway and Village Crossing Drive. The site is south of Dunkin’ in Southside Quarter and north of Ikea along Gate Parkway. 

Southside Quarter is at southwest Butler Boulevard and Interstate 295.

Hassan estimated the Village Crossing Center project is a $7 million investment.

The Feb. 4 permit shows Hurd Construction Management LLC of Jacksonville as the contractor for the almost $3.2 million project on 3.34 acres at 11525 Village Crossing Drive, Unit 1000.

The project is a multitenant structure. 

The city is reviewing a permit application for the 2,500-square-foot Village Crossing Unit 2000 shell building at a project cost of $350,000. 

Hassan said he will open a Modern Aesthetics Center in the 2,500-square-foot structure.

It also is reviewing an application for the 3,550-square-foot Unit 3000 shell building for retail use.

Village Crossing Center is planned at northeast Gate Parkway and Village Crossing Drive.

The Barley Consulting Group LLP is the project agent for the smaller buildings, which carry an estimated project cost totaling $600,000.

Hassan said there is a shortage of Class A medical space in the Gate Parkway area, “especially with all the new roofs coming to the area,” referring to residential growth.

He said the main building was designed for multiple tenants but a single tenant can lease it.

The site plan for Village Crossing Center shows three buildings surrounded by parking. A 3,550-square-foot building is at the north end of the site. A two-story, 36,300-square-foot structure is at Gate and Village Crossing Drive. Near the main building is a 2,500-square-foot structure.

Village Crossing Center LLC paid $2 million for the property Jan. 24, 2024, in a purchase from S-15 Land Holdings LLC, which is the Hines group.

The city issued a site-clearing permit Sept. 30, 2024, at a project cost of $600,000 for Hurd Management to clear the site.

Hassan is the manager of Village Crossing Center LLC. 

He is president and CEO of Modern Aesthetic Centers, which provides cosmetic injections, body shaping wellness and facial rejuvenation. 

It offers aesthetic procedures and skin care products including body contouring, laser treatments, injectables and skin rejuvenation.

Village Crossing Center is planned at northeast Gate Parkway and Village Crossing Drive. It is south of the Dunkin' in Southside Quarter.
