The city issued a permit Feb. 4 for a two-story, 36,300-square-foot shell medical office building at Village Crossing Center in Southside Quarter.
Hurd Construction Management LLC of Jacksonville is the contractor for the almost $3.2 million project on 3.34 acres at 11525 Village Crossing Drive, Unit 1000.
The project is a multitenant structure.
Developer Paul Hassan said in March 2024 that Village Crossing Center was designed as three buildings totaling almost 43,000 square feet of space at northeast Gate Parkway and Village Crossing Drive.
The site is south of Dunkin’ in Southside Quarter and north of Ikea along Gate Parkway. It is at southwest Butler Boulevard and Interstate 295.
Hassan estimated the project is a $7 million investment.
He said there is a shortage of Class A medical space in the Gate Parkway area, “especially with all the new roofs coming to the area,” referring to residential growth.
Hassan plans the two-story, 36,300-square-foot structure and two smaller ones of 3,500 and 2,500 square feet.
He said the main building was designed for multiple tenants but a single tenant can lease it.
The 3,500-square-foot building is for retail use.
Hassan said he will open a Modern Aesthetics Center in the 2,500-square-foot structure.
The Alann Engineering Group Inc. of Ormond Beach is the civil engineer. ACT Architects LLC of Jacksonville is the architect.
Village Crossing Center LLC paid $2 million for the property Jan. 24, 2024, in a purchase from S-15 Land Holdings LLC, which is the Hines group.
The city issued a site-clearing permit Sept. 30, 2024, at a project cost of $600,000 for Hurd Management to clear the site.
Hassan is the manager of Village Crossing Center LLC.
He is president and CEO of Modern Aesthetic Centers, which provides cosmetic injections, body shaping wellness and facial rejuvenation.
It offers aesthetic procedures and skin care products including body contouring, laser treatments, injectables and skin rejuvenation.
