EverRange preparing to build welcome center

The PARC Group is developing the 1,000-acre South Jacksonville community with 1,500 homes and amenities.

The master-planned 1,000-acre everRange community in South Jacksonville is in review for construction of a welcome center as The PARC Group, the project developer, prepares for model homes to open in spring 2026.

The city is reviewing a building-permit application for Carlton Construction Inc. of Fleming Island to build a welcome center at an estimated project cost of $2.3 million.

Plans show the 3,792-square-foot center, at 12858 EverRange Parkway, is part of a welcome area and outdoor recreational complex that will be called The Grove.

The complex, on 12.72 acres, will include the welcome center, a lakeside pavilion and more.

The PARC Group of Jacksonville is developing EverRange on property owned by the Davis family. 

The everRange land runs north to south, ending along Philips Highway at the southern tip of Duval County, where Philips connects with Nocatee Parkway running east and Race Track Road running west.

 Philips Highway is U.S. 1 and continues into St. Johns County.

Descriptions of The Grove show it to be construction of the welcome center, the lakeside pavilion, a pool and a pool mechanical yard, playground equipment, an overlook, dog park shade structures, sports courts, including pickleball courts, fencing and monument signs.

There also will be atrail network, a recreation pond and other ponds within everRange.

ParcGroup.net said the everRange community will span 1,500 homes “with a charming rustic modern ambience.

The PARC Group said previously it does not anticipate beginning construction on neighborhoods until the second half of 2025 and the first ones will open in 2026.

It has announced that Toll Brothers will build an active adult 55+ neighborhood and that Dream Finders Homes will develop a town home neighborhood.

EverRange sits within 6,174 acres that Big Creek Timber LLC rezoned in February 2023 to a Planned Unit Development for residential and commercial uses, with about a third of the acreage protected or placed in conservation. 

The PARC Group also is the master developer of eTown and Nocatee, both of them planned communities on Davis family land.

ParcGroup.net announced in July 2023 that EverRange eventually will connect to The Exchange at eTown retail center.
