Skinner family sells land planned for medical office building in Seven Pines

Tampa-based Onicx Group paid $2.6 million for the parcel in the master-planned community.

The Skinner family, which is developing the Seven Pines master-planned community in Jacksonville, sold a portion of a 7.19-acre parcel Jan. 24 for $2.6 million where a medical office building is planned.

The property is south of Butler Boulevard and west of Kernan Road on the north of Stillwood Pines Boulevard.

The Skinners sold it through its family-owned holding company, Sawmill Timber LLC. The buyer was Onicx Group of Tampa through Jacksonville Stillwood Pines Mob LLC.

On its website, Onicx Group describes itself as “a full-service real estate development and construction company.”

In August, civil engineering plans were submitted for a two-story medical office building. It will be 50,000 square feet on 3.53 acres. 

According to a Colliers marking brochure, the first-floor tenant of the Seven Pines Medical Office Building is Halo/Precision Imaging Diagnostics. The second floor is available for lease.

It said the building is expected to be completed in the fourth quarter of 2025.

Plans for a two-story medical office building on Stillwood Pines Boulevard in Seven Pines. It is west of the property where Life Time, an athletic and fitness club, bought 8.5 acres at the entrance to Seven Pines.

Andrew Pavalis of Pavalis Architekton in Tarpon Springs is the architect. The firm has designed five Florida medical buildings in Brandon, Fort Myers, Ocala, Lakewood Ranch and Trinity.

Jacksonville-based England, Thims & Miller Inc. is the civil engineer.

Onicx has built eight medical facilities in Florida including the Brooks Rehab Rehabilitation Facility in Jacksonville. Other Florida-based medical office buildings and treatment centers are in Miami, Trinity, Poinciana, Gainesville and Clearwater.

The building is east of where Baptist Health paid $10 million for 10 acres for a future medical facility. To the west is the planned fitness and athletic club Life Time.

Seven Pines is about 1,000 acres. When complete, it will have about 1,600 single-family homes, upscale apartments and more than a million square feet of commercial and retail space.

On Jan. 30, Regency Centers announced plans to develop a 175,000-square-foot shopping center on 4 acres in Seven Pines. The Villages at Seven Pines will be anchored by a grocery store and include retail, personal services and dining.
