Two months after the city issued a permit for a 36,300-square-foot shell medical office building at Village Crossing Center in Southside Quarter, the two smaller structures at the site were green-lighted for construction.

The city issued a permit Feb. 4 for the larger two-story structure, Unit 1000, at a project cost of $3.175 million.

On April 16, the next two were issued permits at a project cost totaling $600,000: Unit 2000, at 2,500 square feet, is $350,000; Unit 3000, at 3,550 square feet, is $350,000.

Hurd Construction Management LLC of Jacksonville is the contractor for the project on 3.34 acres at 11525 Village Crossing Drive.

Developer Paul Hassan said in March 2024 that Village Crossing Center was designed as three buildings totaling almost 43,000 square feet of space at northeast Gate Parkway and Village Crossing Drive. 

The site is south of Dunkin’ in Southside Quarter and north of Ikea along Gate Parkway. It is at southwest Butler Boulevard and Interstate 295.

Hassan estimated the project is a $7 million investment.

NAI Hallmark of Jacksonville is representing the landlord in leasing.

Hassan said there is a shortage of Class A medical space in the Gate Parkway area, “especially with all the new roofs coming to the area,” referring to residential growth.

Hassan said the main building was designed for multiple tenants but a single tenant can lease it. An NAI Hallmark brochure indicates half of the first floor is leased.

The Village Crossing Center Unit 3000 is designed for two tenants, with one identified as Degree Wellness.

The 3,500-square-foot building is for retail use. NAI Hallmark shows in a site brochure that Degree Wellness is leasing 2,000 square feet of it.

Hassan said he will open a Modern Aesthetics Center in the 2,500-square-foot structure.

The Alann Engineering Group Inc. of Ormond Beach is the civil engineer. ACT Architects LLC of Jacksonville is the architect.

Village Crossing Center LLC paid $2 million for the property Jan. 24, 2024, in a purchase from S-15 Land Holdings LLC, which is the Hines group.

The city issued a site-clearing permit Sept. 30, 2024, at a project cost of $600,000 for Hurd Management to clear the site.

Hassan is the manager of Village Crossing Center LLC. 

He is president and CEO of Modern Aesthetic Centers, which provides cosmetic injections, body shaping wellness and facial rejuvenation. 

It offers aesthetic procedures and skin care products including body contouring, laser treatments, injectables and skin rejuvenation.
