Nearly 216 acres of property in the Greenbriar community in St. Johns County sold March 31 for $40 million.
Delaware-based Bedrock DF Jax Pine LLC purchased 215.84 acres in the Greenbriar Helow master-planned community through Greenbriar Property Holdings LLC.
Developer Fort Lauderdale-based BTI Partners was the seller.
The property falls within the 1,304.54-acre Greenbriar Community Development District, which is generally east of Longleaf Pine Parkway, north of Florida 210 and west of Veterans Parkway. The St. Johns County Board of County Commissioners established it Jan. 16, 2024.
The CDD serves the residential portions of the 2,158-acre Greenbriar Helow Planned Unit Development, which the commission unanimously established Dec. 22, 2022. According to county documents, the CDD is projected to contain about 1,993 residential units, including single-family, multifamily and senior housing.
The CDD will fund improvements to roadways, stormwater, site amenities, landscaping, irrigation and water and sewer. Other uses within the overall PUD include natural preservation land, retail space and offices.
Commercial plans
Commercial plans may be in the works east of the CDD and within the Greenbriar PUD.
City-owned utility JEA issued a service availability letter April 1 for two parcels totaling 210.73 acres owned by Marian Services through Helow Properties.
The application for the project, called 210 Commercial, indicates 700,000 square feet of retail space.
