Gates of Riverside project would add restaurant, retail and office space in Brooklyn

The Downtown Development Review Board will consider granting conceptual approval to additions to the “St. Joe” building at 245 Riverside Ave.

The Gates of Riverside building, once the St. Joe Co. headquarters at 245 Riverside Ave. in the Brooklyn area, would expand with a new restaurant, retail and office space under a proposal scheduled April 10 before the Downtown Development Review Board.

The DDRB will consider granting conceptual approval to two additions to the 135,000-square-foot mid-rise building.

A retail building and restaurant expansion are planned at the Gates of Riverside building at 245 Riverside Ave.

Plans show a one-story, 6,045-square-foot restaurant building with rooftop dining capability would be constructed near the St. Johns River on the property. 

Along Riverside Avenue would be a two-story structure with retail on the ground floor and office space above. Plans show the total square footage for that building is 24,334 square feet, divided evenly between the two floors.

A riverfront restaurant expansion is planned at the rear of the Gates of Riverside building at 245 Riverside Ave. in the Brooklyn area of Downtown.

The retail-office building dimensions are listed as 36 feet in height, 70 feet in depth and 174 feet in length. For the restaurant building, the height is listed at 21 feet. 

On the application for DDRB approval, the project name is listed as Gates of Riverside. Ben Hakimian, president of Hakimian Holdings, is identified as the project contact, and Robert Maurer of RAM Architecture as the agent contact. 

Through Gates of Riverside LLC, Hakimian bought the building for $25.15 million in 2022. The Daily Record reported a JEA service availability request for a retail and restaurant building expansion in 2023.

The DDRB meeting is scheduled for 2 p.m. at the main Jacksonville Public Library, 303 N. Laura St.

The Gates of Riverside building is adjacent to the Fidelity National Information Services Inc. headquarters and the Winston Family YMCA in Downtown Jacksonville.
