Future Jacksonville Jaguars headquarters building has name and official leasing company

NAI Hallmark is the leasing and management company for the six-story building at the Shipyards, with the top two floors available.

The office tower that will be the future home of the Jacksonville Jaguars headquarters near the Four Seasons Hotel and Residences now has a name – One Shipyards Place – and a leasing and management company – NAI Hallmark.

Iguana Investments Florida LLC, the real estate arm of Jacksonville Jaguars owner Shad Khan, is developing the Shipyards project along the Northbank of the St. Johns River south of EverBank Stadium. The Four Seasons and office building are under construction. A marina support building is in permit review.  The development is at southeast Bay Street and Shipyards Place.

Jacksonville-based NAI Hallmark announced Sept. 30 that is the exclusive management and leasing agent for the office building on behalf of building owner Shipyards Office LLC, an affiliate of Iguana Investments.

“One Shipyards Place is set to redefine the skyline of Downtown Jacksonville as the city’s most anticipated Class A office building in over a decade,” NAI Hallmark said in a news release. “This state-of-the-art, six-story development, the first true Class A property in the area in more than ten years, will set a new standard for quality and sophistication in the region.”

Room at the top

While the NFL team’s front office headquarters will occupy three floors of the building – they won’t be at the top.

NAI Hallmark said the 137,000-square-foot structure will include 50,128 square feet of office space for lease on its top two floors. It said those will offer “unparalleled view corridors of Jacksonville’s picturesque waterfront and urban landscape.”

“The remaining two floors present a rare opportunity for high-profile businesses to secure a presence in Jacksonville’s rapidly evolving urban core. The delivery of the office space is slated for February 2026,” NAI Hallmark said.

One Shipyards Place is adjacent to the west of the Four Seasons Hotel & Residences and along the Northbank Riverwalk.

NAI Hallmark said the ground floor will include 12,000 square feet of retail and amenity space including a fitness facility and a 5,757-square-foot restaurant that offers “a stunning patio view of the event lawn and marina, is poised to become a vibrant hub for business and leisure.”

“As the future home of the Jaguars and a beacon of business innovation, this development offers unparalleled opportunities for companies looking to be at the forefront of Jacksonville’s exciting transformation,” said Christian Harden, co-CEO of NAI Hallmark, in the release.

The release said “One Shipyards Place is part of a transformative development that includes redesigned parks, a world-class marina, and a luxurious 10-story Four Seasons Hotel featuring a Michelin Star Chef restaurant, all contributing to a new era of prosperity and vibrancy in Downtown Jacksonville.”

“We plan to provide the tenants and guests of One Shipyards Place with a white-glove service experience that will set a new standard in Northeast Florida,” said Keith Goldfaden, co-CEO of NAI Hallmark.

Established in 1993, NAI Hallmark says it is the largest locally owned full-service commercial real estate company specializing in sales and leasing brokerage, property and facilities management in Northeast Florida. It said it is involved in the leasing and/or management of a portfolio of more than 6 million square feet of office, industrial and retail properties.  

The development

In January 2023, Jacksonville City Council approved a redrafted $129.75 million incentives deal with Iguana Investments Florida LLC, for the hotel, residences and office building. 

The city is paying for redevelopment of the public marina; a marina support building; an event lawn; and the Riverwalk to support the hotel and residences.

A Marina Support Building, office tower and Four Seasons Hotel are planned for this site along the St. Johns River.

Plans show Shipyards Place as a roadway from Bay Street running south to a roundabout at the Riverwalk. The Riverwalk continues south along some boat slips and then west along the riverfront toward Downtown.

The city issued a permit May 9 for Iguana to build the office building at a construction cost of almost $39.2 million on 1.05 acres.

The Jaguars offices are expected to move into the office building from nearby EverBank Stadium, which is scheduled to be renovated by 2028, starting next year.

On May 22,  the city issued a permit for Khan’s Four Seasons Hotel and Residences at a cost of $215.1 million.

The Four Seasons Hotel and Residences sits on 5.1 acres. It will comprise 170 hotel guestrooms and 26 residential units along with a spa, restaurants, ballrooms, bars, pools and other amenities.

Site work for the hotel and office building began in late 2022 followed by foundation work in summer 2023.

PCL Construction LLC of Orlando is the contractor for those structures.

The combined project cost for the vertical construction of both structures totals $254.3 million, growing to almost $260 million with the marina support project.

Past development

For followers of past efforts to develop the Shipyards, the name will be familiar.

In 2002, One Shipyard Place was a 100-unit condominium project planned south of the WTLV TV-12 and  WJXX TV-25 building.

The Daily Record reported in 2003 that then-Jaguars’ owners Delores and Wayne Weaver signed a contract to be an owner there.

That project never materialized and its developer, TriLegacy, defaulted in 2005.
