A Homewood Suites by Hilton hotel is planned for development near Jacksonville International Airport.
The St. Johns River Water Management District is reviewing an environmental resource permit application submitted Sept. 11 for the hotel on 3.46 acres of vacant land along the north side of Airport Road east of International Airport Boulevard.
The property is west of a former car rental lot and USA Park Airport Parking.
Plans show a 86,761-square-foot hotel. The first floor is 21,759 square feet, indicating a likely four-story property.
Ingenium Enterprises Inc., a Tampa-based planning and engineering company, is the project consultant.
The applicant is Birju Patel of BPR Properties in High Point, North Carolina. Patel is the president of BPR.
BPR owns the property through PDG Jacksonville LLC. It acquired it in 2022 for $1,433,600. In January, BPR bought an adjacent 0.19-acre strip of land at the rear of the property from JEA for $56,000.
The BPR website shows the Homewood Suites by Hilton Jacksonville as under development. It is one of 27 properties listed as open, under construction or in development.
In April, BPR announced that LBA Hospitality will manage its 16 open properties.
BPR says it was founded in 1983 and has acquired and developed more than 100 hotels.
BPR has been active in the hotel market near JIA. In 2022, the Daily Record reported it sold the Home2 Suites by Hilton Jacksonville Airport for $11.5 million. In 2018, a subsidiary of BPR sold the Hyatt Place Jacksonville Airport for $15.4 million.
According to the Hilton website, there are four Homewood Suites in Northeast Florida, three in Jacksonville and one in St. Augustine. Amenities include in-room kitchens, free hot breakfast and pet-friendly rooms.
