St. Johns County approves 40,000-square-foot office and commercial development

The St. Johns County Board of County Commissioners approved a proposed major modification to the Bannon Lakes Planned Unit Development on Sept. 3 to make way for a 40,000-square-foot office and commercial development.

The vote was 4-1. Commission Krista Joseph recommended a denial, citing concerns regarding noise and other disruptions near residential developments.

The modification combines allowable permitted office and commercial development rights on 4.28 acres at 250 Duran Drive north of International Golf Parkway and east of Interstate 95 and north of International Golf Parkway about a mile from Buc-ee’s. It is also near residential developments Seacrest Harbor and Eight Winds Apartments.

The project is designed for up to 17 tenants. There are 134 parking spaces, according to a sitemap, and a stormwater pond.

Jacksonville-based Goodson Bergen & Associates is the civil engineer. Law firm Rogers Towers of Jacksonville represents the project developer. Neptune Beach-based Custom Builders owns the land through Bannon Place LLC.

Many of Custom Builders’ commercial projects focus on water sports, including Aqua East Surf Shops in Atlantic Beach and St. Augustine, a closed Nassau Power Sports in Yulee and Jacksonville Powersports near Regency Square Mall.

Site plans remain under review by the county’s Development Review Committee. 

Calls to Custom Builders for comment were not returned.
