‘Agrihood’ developer addresses traffic mitigation for St. Johns County project

Freehold Communities plans to develop about 2,700 acres off County Road 214 include 3,332 homes.

Boston-based Freehold Communities, the developer planning to bring 3,332 residential units to St. Johns County, presented plans for mitigating traffic impact at a public hearing Oct. 15. 

The “Agrihood” development includes 250,000 square feet of retail and commercial space.

The developers of the St. Augustine Agrihood planned community presented plans Oct. 15 for addressing traffic mitigation.

The land is between County Roads 208 and 214 west of Interstate 95. It is south of the St. Augustine Premium Outlets.

“Agrihoods are defined as an organized community that integrates agriculture into a residential setting,” according to freeholdcommunities.com. 

Freehold proposes a development agreement to construct a 4-mile segment of County Road 2209 as two lanes and eventually four from County Road 208 to County Road 214 in two phases at a cost of $44,405,157. 

A 4-mile segment of County Road 2209 is proposed to run through the agrihood between County Road 204 and County Road 208.

The road would run through the 2,673-acre development creating two villages. It will be donated back to the county.

Based on a 2.75 person-per-unit calculation, it estimates the overall population in the community to be 9,163. 

Robinson Improvement Co. of Brunswick, Georgia, has owned the eight parcels where the community is planned since 1906.

The Agrihood development requires a rezoning from Open Rural to Planned Unit Development. The rezoning request is scheduled to be presented Oct. 17 to the county’s planning and zoning agency.

The second public hearing for the planned road is scheduled Nov. 5 before the Board of County Commissioners, where the proposed PUD will also be discussed.
