Pinstripes permit in review at St. Johns Town Center

The two-story restaurant, bowling alley and event space is an $8 million project near Nordstrom.

Less than a month after the St. Johns River Water Management District approved a minor permit modification for Pinstripes Bistro Bowling Bocce at St. Johns Town Center, the city is reviewing a construction permit for the project.

Pinstripes proposes to build a two-story, 24,096-square-foot restaurant, bowling alley, banquet space and patios at an estimated project cost of $8 million.

The project is planned at 10274 Buckhead Branch Drive where landlord Simon Property Group demolished and removed the West Elm furniture store. The site is near Nordstrom.

Pinstripes Holdings Inc. says it is an experiential dining and entertainment brand combining bistro, bowling, bocce and private event space. It serves lunch, dinner, brunch and desserts, and has a bar.

Pinstripes announced May 7 that it will open in 2025 at St. Johns Town Center. The Pinstripes.com site says it will open that summer.

VCC LLC of Little Rock, Arkansas, is listed as the contractor. RDL Architects of Beachwood, Ohio, is the architect.

Jacksonville civil engineer England-Thims & Miller Inc. applied for the Water Management District permit modification July 19. It was issued Sept. 20.

The modification is for the demolition of the existing building and sidewalk to be replaced with a two-story building and sidewalk on about an acre.

The Pinstripes restaurant and bowling venue in Orlando at 11643 Daryl Carter Parkway in Vineland Pointe. It is off Palm Parkway about 3.3 miles north of Disney Springs. It opened April 19.

The city issued a permit May 16 for Fulcrum Construction LLC of Atlanta to demolish the West Elm building at a project cost of $361,498.

Northbrook, Illinois-based Pinstripes said that with its 17 open locations, it has 23 locations open or under lease, with additional sites under consideration. CEO Dale Schwartz founded the company in 2007.

The five sites coming soon are two in Florida – Jacksonville and Coral Gables – as well as in Seattle and Bellevue, Washington, and Walnut Creek, California.

The 17 open are in 10 states and Washington, D.C. The two open in Florida are in Aventura and Orlando.

A Sept. 4 investor presentation for the first quarter of 2025 says eight more sites are under a letter of intent or under negotiation and 20 more sites are under consideration.

Pinstripes Holdings, a public company, says that “from its full-service Italian-American food and beverage menu to its gaming array of bowling and bocce, Pinstripes offers multi-generational activities seven days a week.”

“Its elegant and spacious 25,000-38,000 square foot venues can accommodate groups of 20 to 1,500 for private events, parties, and celebrations.”

Indianapolis-based St. Johns Town Center LLC, led by Simon Property Group, is the owner and developer of the center at northwest Butler Boulevard and Interstate 295.
