The city issued a site-clearing permit Oct. 1 for Hyatt Studios to clear land in Southside Quarter for the new extended-stay brand hotel.
GCC Construction LLC is the contractor for the $750,000 project to clear, site grade and complete other site-related work at 11565 Village Crossing Drive.
Hines, a Houston-based global real estate investor and manager, sold the hotel site May 16 for $1.403 million.
The site is at northeast Gate Parkway and Village Crossing Drive in South Jacksonville
3H Group of Chattanooga, Tennessee, bought the property through Jax Village Lodging LLC. 3H Group specializes in hospitality procurement, consultation and asset management.
JEA issued a service availability request in August 2023 on part of a 6.3-acre site for a 122-unit Hyatt Studios. The site-clearing permit says it will be a four-story hotel.
BRR Architecture Inc. is the architect.
Hines is the developer of Southside Quarter, a 105-acre development of apartments, town homes, retail and office space, including the McKesson Corp. Medical-Surgical building.
Hyatt Hotels, headquartered in Chicago, announced in April 2023 that it was adding Hyatt Studios to its portfolio.
The Southside Quarter location would be its first in Jacksonville.
Overall, Hyatt operates 25 brands, according to hospitalitynet.org.
Hyatt.com says construction began in 2023 on the first Hyatt Studios, with the first hotel openings expected in 2025.
The first Hyatt Studios property is “coming soon” to Mobile, Alabama.
Hyatt said in the April 2023 news release that guest rooms will offer suites with kitchen amenities “to provide comfort during extended trips away from home.”
The Hyatt Studios will include a complimentary grab-and-go breakfast and a 24-hour market with options that can be prepared in the guest room’s kitchen that includes a convection microwave.
Hyatt said in that release it had signed letters of interest in development agreements from multiple developers for more than 100 Hyatt Studios hotels.
