EQT Exeter buys three Jacksonville warehouses for a combined $64.1 million

The seller purchased them in 2021 for $32.69 million.

EQT Exeter bought three warehouses in Jacksonville on Nov. 15 for a combined $64.1 million.

The company is the real estate division of EQT and says it has more than $30 billion in assets under management.

EQT Exeter is headquartered in Randor, Pennsylvania, and London. It is one of the largest real estate managers in the world, according to its website. It acquires, develops, leases, and manages logistics/industrial, residential and office/life science properties.

The warehouses were sold by Equity Industrial Partners of Needham, Massachusetts, and Raith Capital Partners of New York City. 

They acquired the warehouses in 2021 from Becknell Industrial of Indianapolis for a combined $32.69 million.

Here is the sale price, address, acreage, size, year built and property information for the warehouses:

• $30.2 million, 10089 N. Main St., North Jacksonville, 18.45 acres, 240,680 square feet, built in 1991 and renovated in 2012. It last sold for $12.79 million in 2021.

It has 55 docks, one drive-in dock, 32-feet clear height ceilings and 4,800 square feet of office space. 

It sold through 10089 North Main St LLC and was acquired by Exeter 10089 North Main LLC.

• $28.9 million, 111001 Pritchard Road, Northwest Jacksonville, 11.66 acres, 244,454 square feet, built in 2010. It last sold for $17.47 million in 2021.

It has 46 docks and three drive-in docks. The ceilings have a clear height of 32 feet. There is 6,500 square feet of office space.

It sold through 11001 Pritchard Rd LLC and acquired by Exeter 11001 Pritchard LLC.

• $5 million, 1333 Tradeport Drive, North Jacksonville, 3.97 acres, 35,435 square feet, built in 1992. It last sold for $2.45 million in 2021.

It has five dock-high doors and a clear height of 24 feet. There is 1,758 square feet of office space.

It sold through 1333 Tradeport Dr. LLC and was acquired by Exeter 1333 Tradeport LLC.
