A Walmart Supercenter is proposed near World Commerce Center in St. Augustine, adding to the area’s expanding big-box retail options.

St. Johns County received a pre-application Nov. 19 for development of the project at 3405 International Golf Parkway. 

The site is 52.6 acres at southeast International Golf Parkway and County Road 2209. It is across the street from Tocoi Creek High School and The Neighborhood Park at World Golf Village.

The site is 2.2 miles southwest of retailers Buc-ee’s, Costco and Bass Pro Shops. 

The site plan shows a 180,364-square-foot Walmart Supercenter along with 868 parking spaces and eight outparcels. There are two new traffic signals along International Golf Parkway.

According to the pre-application, development comprises construction of a Walmart Supercenter with eight outparcels, an associated parking area, utility infrastructure and a stormwater management area.

Plans show 868 parking spaces and a 180,364-square-foot Walmart Supercenter. There is a pickup area with 45 spaces.

Outparcel 1 is shown as a future gas station and convenience store. Outparcel 6 is shown as a future fast-food restaurant.

New traffic signals are shown at International Golf Parkway and the proposed St. Johns Parkway (County Road 2209) and at International Golf Parkway at the east edge of the Walmart development.

Off-site improvements include two right-turn lanes from International Golf Parkway, and two right-turn lanes and one left-turn lane from St. Johns Parkway.

Tony Robbins of Jacksonville-based planning and engineering firm Prosser Inc. filed the pre-application.

It would be the third Walmart Supercenter in St. Johns County. The closest to the proposed site is about 13 miles at 845 Durbin Pavilion Drive in Saint Johns.

Supercenters have groceries, general merchandise, liquor stores and a garden center, among other features and departments.

According to its website, Walmart operates more than 10,600 stores and clubs in 19 countries, as well as e-commerce platforms. As of the end of fiscal year 2024, the company employed about 2.1 million people worldwide, including about 1.6 million in the United States.

“From grocery and entertainment to sporting goods and crafts, we provide the deep assortment that our customers appreciate — whether they’re shopping online at Walmart.com, through one of our mobile apps or shopping in a store,” Walmart says on its website.

The Walmart Supercenter would be next to the 43-acre IGP/95 Logistics Park at World Commerce Center, where three warehouses were constructed.

Foundry Commercial and Barings are development partners in the logistics park.
