Provident Partners Real Estate is exploring development of a 66-acre site in Imeson Industrial Park for multiple warehouses totaling 700,000 square feet.
City utility JEA is reviewing a service-available request for the use submitted Nov. 8. No details are included to indicate the warehouse sizes.
The vacant industrial site is at the end of Cedar Bay Road east of Main Street.
The site is north of Imeson Park Boulevard.
Provident’s site of interest is east of the almost 1.1 million-square-foot Amazon.com Softlines warehouse at 10501 Cold Storage Road. That fulfillment center picks, packs and ships small items, including apparel, accessories and footwear.
TYE Properties FL LLC of Atlanta is the property owner, according to the Duval County Property Appraiser.
The ownership appears to be associated with leadership of Atlanta-based Republic National Distributing Co., whose board member John Carlos is part of the LLC.
Provident Partners is led by founder and Managing Partner Ben Stewart, who registered the name with the state March 29, 2024.
ProvidentPRE.com says the private equity real estate investment and asset management company is headquartered in Jacksonville.
“It was formed to pursue joint venture opportunities with institutional and high net worth partners to develop and acquire industrial real estate in Florida and major growth markets throughout the Southeast,” the site says.
Stewart previously was senior vice president at the CBRE commercial real estate company.
The website says Stewart “led the highest producing team in his office over his final three years at the firm.”
Stewart developed and acquired industrial properties throughout Northeast Florida.
“He developed a reputation as a deal maker and for sourcing off-market opportunities that delivered exceptional returns,” it says.
Scott Martin, listed as the contact on the JEA application, leads development and acquisitions for Provident Real Estate Partners. The site says his responsibilities include due diligence and site feasibility, construction management, market analysis, occupancy and dispositions.
Martin has more than 20 years of experience in design and construction for commercial real estate developments including industrial, retail and office facilities.
He previously was vice president of development at Hillwood Investment Properties.
