CBRE opened its 4-month-old offices on the 30th floor of 1 Independent, still Wells Fargo Center, to a media tour to show the commercial real estate company’s “Future of Work” design.
“Everything we did was really purposeful,” said CBRE Jacksonville Managing Director Tommie Reilly on May 21.
CBRE Design Collective led design of the space as part of the company’s Workplace360 program to showcase space standards that include technology, more collaborative areas and hybrid working.
CBRE opened Jan. 22 in 11,687 square feet of space that includes floor-to-ceiling windows to provide views of Downtown from around the building at 1 Independent Drive W.
The 37-story Northbank tower overlooks the Southbank as well as the north side of Downtown and points beyond, including bridges.
The workspaces include conference rooms named for the area bridges; local artwork; and an 18-hole golf course throughout the space. That came from staff conversations.
Reilly said about 90 CBRE staff members work out of the office, but about 40 or so are there on any given day. Most employees design their schedules to support the business.
The spaces they occupy include workstations that employees are not assigned but where they tend to group with others in their specialty; focus rooms and pods; work and huddle rooms; a project meeting room and two conference rooms; the library and pantry cafe; a wellness room; and more.
CBRE has opened more than 100 offices that feature what it calls a “free address” model with no assigned seating. The approach works for flexible office schedules of hybrid workers.
Reilly said CBRE provides snacks and beverages.
Desks can be raised for those who prefer to stand and work. Employees may not have assigned seating but they do have file drawers and lockers.
Reilly said the office is wholly digital so there is no need for space traditionally used to store or stash paper.
The design also reflects the evolution that started with individual offices and cubicles to the use of large open spaces and now to “in the middle” where employees have spaces for open work but also for privacy and for meetings.
The offices also are heavily programmed with technology for internal and external communication, such as Zoom and Microsoft Teams.
Reilly was promoted Aug. 21 to CBRE Jacksonville managing director and market leader.
In that role, Reilly oversees business operations and drives the office’s growth strategy for all advisory services lines of business, including leasing, sales, valuations, project management and property management.
The office focuses on seven Northeast Florida counties and also offers services west to the Panhandle where Reilly has a team of brokers.
The coverage stretches to Tallahassee and south into Daytona Beach and Gainesville.
Reilly took over the team that then was on the ground floor of One Enterprise Center Downtown at 225 Water St., which CBRE began occupying in October 2002.
The office’s lease expired in December 2023 and was preparing for its move to the 30th floor of Wells Fargo Center.
The city issued a permit in June 2023 for Ladson Construction Co. to build-out CBRE’s space at Wells Fargo Center at a project cost of almost $2.12 million.
CBRE’s offices are near the top two stories of tenant space, floors 34 and 35, which are occupied by the private dining and social River Club.
Anchor tenant Wells Fargo is downsizing in the high-rise and will be giving up signage rights. Its name is coming down as owners negotiate for a new office anchor.
