St. Johns County received a pre-application April 25 for construction of five warehouses totaling 57,000 square feet on Race Track Road in St. Augustine.
The pre-application describes the project as five 11,400-square-foot buildings. Project site plans show 54 parking spaces.
The St. Johns County Development Review Committee discussed the proposal May 15 at the county’s administration building at 500 San Sebastian View. Among the committee’s concerns is the size of the project. Projects in the Planned Unit Development zone cannot exceed 39,000 square feet.
To continue, the project will either need to be scaled back 18,000 square feet, or developers could apply for a Major Modification for the site where the warehouses are planned.
A Major Modification ultimately requires St. Johns County Board of County Commissioners.
Race Track Road Properties LLC owns the 7.27-acre site at 2654 Race Track Road near Florida 16.
The property is south of Brighton Day Academy Charter School and north of a UPS Customer Care Center.
The applicant is Jacksonville-based civil engineer Taylor & White Inc.
Race Track Road Properties bought the property in April 2018 for $220,000, according to the St. Johns County Property Appraiser.
Taylor & White’s website says its projects in St. Johns County include a Dunkin’ at 40 Epic Blvd. in St. Augustine. It has worked with Jacksonville University on projects that include its 10,000-square-foot Dolphin Pointe Dorms, which opened in 2015.
