Jacksonville-based Hakimian Holdings Inc. bought The Fresh Market-anchored Corridors of Ponte Vedra on May 9 for $15.2 million.
The shopping center is at 840 Florida A1A N. in Ponte Vedra Beach.
Hakimian will rename it Gates of Ponte Vedra. The company bought it through Gates of Ponte Vedra LLC.
The seller was Apollo Global Management of New York through NNN Ponte Vedra FL Owner LP.
Apollo purchased the site in 2018 from HR Reit of Toronto for $11,195,600.
The shopping center, built in 1998, is on 6.84 acres and has 53,236 square feet of space.
Tenants include T-Mobile, AAA and Rita’s Italian Ice. The property is fully leased.
The center is anchored by the highest-performing Fresh Market location in the region, Ben Hakimian, president and CEO of Hakimian Holdings, said May 9.
The purchase is an investment and there are no plans to change the tenant makeup of the shopping center, he said.
The sale did not include the Shell gas station east of the stores on the same property.
“With the trade area already serving not only the strongest household demographics in Northeast Florida, but also one of the fastest-growing, the fundamentals of this asset look great today and even better tomorrow,” Hakimian said.
Hakimian Holdings owns 38 shopping centers in Southeast Georgia and Northeast Florida that total about 2.5 million square feet, he said.
The properties are from Kingsland, Georgia, south to Daytona Beach.
Hakimian Holdings bought the six-story riverfront office building Gates at Riverside at 245 Riverside Ave. in the Brooklyn area of Downtown for $25.15 million In 2022.
