Three Lions Real Estate Group announced March 26 that it represented the seller of six parcels of waterfront property along the Trout River to Kiewit Corp. for $3 million.
Blacks Family Holdings LLC sold the 3.5-acre property March 25.
The site is in the Panama Park area north of Talleyrand.
Omaha, Nebraska-based Kiewit, a construction and engineering services company, has operations in 29 states, with four in Florida in Miami, Orlando, Sunrise and Tampa.
Three of the Florida sites are Kiewit Infrastructure South Co. and the Miami site is Kiewit Water Facilities South Co.
In Jacksonville, Kiewit Infrastructure South Co. is a contractor for the BAE Systems Jacksonville Ship Repair project at 8500 Heckscher Drive along the St. Johns River.
BAE Systems began construction in April 2023 of a modern Pearlson Shiplift and land-level repair complex at the property.
BAE said in an April 2023 news release that the shipyard modernization project involves Pearlson Shiplift Corp., Foth Engineering and Kiewit Infrastructure South Co., in major construction roles.
Kiewit serves as general contractor for the project.
Foth along with Pearlson Shiplift are responsible for the facility design, construction management and engineering, and key equipment supply.
When completed in 2025, the complex will expand the BAE Systems shipyard’s docking capacity by 300%. The construction and operation of the repair facility is expected to generate about 1,000 jobs, BAE said.
Kiewit bought the vacant Trout River commercial property through 531 Trout River Dr. LLC.
Luke Feldman and Bryan Mickler with Jacksonville-based Three Lions represented the seller and David Kimball with NAI Capital in West Los Angeles represented the buyer.
Feldman, Three Lions managing partner, said the property has more than 800 feet of waterfront shoreline.
Three Lions said the sale “marks a significant milestone in the strategic expansion of Kiewit Corporation’s operations in Jacksonville.”
The property is at 531 Trout River Drive at Buffalo Avenue and Kenilworth Street.
Feldman said Kiewit will use the site “in support of the shipyard upgrades at the BAE Systems Shipyard.”
“The sale of these parcels underscores the value of prime waterfront real estate in Jacksonville and the confidence organizations like Kiewit have in our market,” Feldman said.
Kiewit has not responded to a request for comment.
Kiewit is hiring for Jacksonville. It says Kiewit’s Southeast District is one of the company’s leading infrastructure districts specializing in heavy civil, transportation, and water resource markets.
The field engineer position says “projects you could be working on could include building bridges, airports, mass transit systems, canals, dams, pump stations or tunnels.”
“Although most of our work is regionally based in the southeast region of the United States, we also pursue various projects stretching across the east coast. We are looking for individuals who are passionate about infrastructure and committed to the construction industry instead of design,” says the posting.
