Village Crossing Center in development along Gate Parkway near Southside Quarter

Developer Paul Hassan plans to start construction on the medical, office and retail project in April.

Developer Paul Hassan plans to start construction at the end of April on Village Crossing Center, designed as three buildings totaling almost 43,000 square feet of space at northeast Gate Parkway and Village Crossing Drive.

The site is south of Dunkin’ in Southside Quarter and north of Ikea along Gate Parkway. It is at southwest Butler Boulevard and Interstate 295.

Hassan estimates the project is a $7 million investment.

Hassan said March 11 there is a shortage of Class A medical space in the Gate Parkway area, "especially with all the new roofs coming to the area," referring to residential growth.

Hassan said he expects completion by the first quarter of 2025.

The city is reviewing civil engineering plans for the 3.36-acre project comprising a two-story, 36,300-square-foot structure and two smaller ones of 3,550 and 2,500 square feet.

Hassan said the main building is designed for multiple tenants but a single tenant can lease it.

The 3,500-square-foot building is for retail use.

Village Crossing Center is planned at northeast Gate Parkway and Village Crossing Drive.

Hassan will open a Modern Aesthetics Center in the 2,500-square-foot structure. It will be relocation of his Baymeadows center.

Sarah Teagle, NAI Hallmark vice president and office specialist, is the leasing representative.

Hassan said he will start pre-leasing in about two weeks. 

“We are already in talks with several medical tenants but nothing has been finalized,” he said.

A March 5 report from the engineering group describes the project as 42,350 square feet of general office and medical office space with the potential of 2,000 square feet for restaurant/deli space to support the complex.

The project fronts a lake.

The Alann Engineering Group Inc. of Ormond Beach is the civil engineer. ACT Architects LLC of Jacksonville is the architect.

Village Crossing Center LLC paid $2 million for the property Jan. 24, 2024, in a purchase from S-15 Land Holdings LLC, which is the Hines group.

Village Crossing Center LLC, part of Jacksonville-based Truventure LLC, is the owner and applicant on the civil review.

Hassan is the manager of Village Crossing Center LLC. He filed both LLCs with the state Nov. 6, 2023.

Village Crossing Center is planned at northeast Gate Parkway and Village Crossing Drive. It is south of the Dunkin' in Southside Quarter.

He is president and CEO of TruVenture Holdings and Modern Aesthetic Centers.

Modern Aesthetic Centers provides cosmetic injections, body shaping wellness and facial rejuvenation. 

It offers aesthetic procedures and skin care products including body contouring, laser treatments, injectables and skin rejuvenation. 

It announced in January it will open in April in Fleming Island.

It will be the med spa company’s third location in Northeast Florida.

The others are the Baymeadows site and one in Saint Johns. 

Hassan said a fourth location will open in the first quarter of 2025, but he has not disclosed that site.

Hassan launched Modern Aesthetic Centers in 2022. 

The macflorida.com site says Hassan is a Jacksonville native.

After graduating from the University of North Florida, majoring in international business, he became a principal in an occupational health practice that offered comprehensive health care solutions for employers.

In 2011, he created U.S. Mobile Health Exams Inc., mobile health testing services for industries and municipalities throughout the United States. He sold the business to a private equity fund in early 2022.

In 2017, he started Trumed to build custom mobile medical units for medical companies and third-party brokers. 

In 2018, he became involved in real estate development in Northeast Florida, establishing TruVenture Homes, a land development and semi-custom homebuilding company.
