Philips Highway Self Storage LLC has a permit to build a three-story, 706-unit facility along Philips Highway, next to Hydradyne LLC.
The city issued a permit June 26 for ARCO/Murray National Construction Co. to build the three-story, 108,725-square-foot project on 1.8 acres at 3919 Philips Highway at a project cost of $6.11 million.
Plans show it to be a CubeSmart facilty. According to the CubeSmart website, the chain has 15 facilities in Jacksonville.
The project will have a drive lane on the north side of the project and customer parking on the west. Plans show 30 drive-up units and 676 interior units.
The site is south of Emerson Street.
GMA Architects of St. Louis is the architect. England-Thims & Miller Inc. is the civil engineer.
Hydradyne produces and services products for the manufacturing, construction, power generation, marine, military and original equipment manufacturing industries in the Jacksonville area and throughout Florida.
Hydradyne paid $1.29 million for 6.75 acres in July 2011 and built its almost 40,000-square-foot Philips Highway facility in 2013.
Hydradyne LLC, formerly known as Hydradyne Hydraulics LLC of Fort Worth, Texas, transferred 4.85 acres there in December 2020 to 3919 Phillips Hwy Jacksonville LLC, at the same address.
That LLC then sold land in July 2023 for $817,500 to Philips Highway Self Storage LLP, whose agent is Live Oak Capital Partners LLC of Atlanta.
CubeSmart, headquartered in Malvern, Pennsylvania, says it is a self-administered and self-managed real estate investment trust that owns or manages 1,479 self-storage properties across the U.S.
