When real estate articles refer to the median sale price of a single-family home in a city, county or regional market, the question is what does that median price buy?
Each month the Northeast Florida Association of Realtors releases sales data that includes the median price of homes for the Jacksonville market that includes Baker, Clay, Duval, Nassau, Putnam and St. Johns counties.
In June, the median price for the region was $410,000, up 3.8% from a year ago.
Within the market there is a $308,900 difference between the highest (St. Johns) and lowest (Putnam) median sales prices.
Listed are three examples of what the median sales price buys in Duval and Nassau County. The homes listed have a plus or minus of $10,000 of each county’s median sale price.
July sales numbers will be released by NEFAR on its website around August 10.

The the year-to-year median sale price for a single family home in Duval County has stayed between $318,000 and $340,000.
With 3.9 months of inventory that totals 3,533 active listings in June, Duval County is becoming a buyer’s market with houses staying on the market just over a month allowing buyers the time to shop for that perfect house.

The Nassau County housing market has slowed, Keenan said. Buyers aren’t looking for fixer-uppers.
“Unless something is listed as undervalued or new or completely renovated, it is hard to get things sold,” he said.
Interest rates and rising prices are keeping would-be buyers out of the market.
“It might make sense to get into a short-term rental. It might be better on the budget to rent than to own.”
