Jacksonville-based Regency Centers Corp. confirms that Cooper’s Hawk Winery & Restaurants and Sephora beauty products will open at the Mandarin Landing shopping center, according to the site plan for the property.
Cooper’s Hawk, which opened its first area restaurant at 4850 Big Island Drive in The Markets at Town Center, will occupy space No. 15 at one of the access driveways into the center. It will lease a stand-alone space across the access drive from the Firestone auto care center.
CHWinery.com describes the restaurant as “a modern, casual dining experience with warm hospitality in an inviting upscale setting” with each dish listed “with a bin number to guide you to your selection’s perfect wine match.”
It also offers Napa-style tasting rooms and a marketplace. It is based near Chicago.
Cooper’s Hawk opened in October 2015 in The Markets at Town Center, replacing Whisky River, which closed in January 2014 after four years.
Sephora, an international brand, is shown in a 4,830-square-foot space next to Whole Foods Market, the shopping center anchor.
Sephora USA Inc. is based in San Francisco. It is part of Paris-based LVMH Moët Hennessy Louis Vuitton, a luxury goods group.
Sephora.com shows the retailer has one store in Jacksonville in St. Johns Town Center and four shops within Kohl’s stores in Jacksonville and Fleming Island.
Mandarin Landing, at 10601 San Jose Blvd., is shown on the site plan as a 129,242-square-foot shopping center anchored by Whole Foods Market.
The center is at San Jose Boulevard and Hartley Road, north of Interstate 295.
Regency Centers has been renovating Mandarin Landing by removing about 20,500 square feet of space and adding up to 16,800 square feet among two new buildings.
Among previously disclosed new tenants, Baptist Health will lease the closed and renovated Office Depot store.
Another Broken Egg Cafe will lease 3,500 square feet in space at the end of the center closest to Whole Foods. It will be near Sephora.
Patrick McKinley, Jacksonville-based Regency Centers Corp. senior vice president and senior market officer, said in March 2023 that the center’s layout will be reconfigured by demolishing retail space next to the former Office Depot, which closed in November 2020, and building new space next to Whole Foods.
Regency Centers said a portion of the parking lot will be modified and there will be landscape changes to improve customer connectivity and enhance traffic patterns “for easily and safely visiting shops and restaurants.”
“An upcoming complete façade renovation will also bring a fresh look and updated aesthetics to the plaza,” McKinley said.
“Whole Foods will be completing an interior remodel with a focus on an enhanced shopping experience, and Baptist Health will add a new, large format medical facility (in the former Office Depot space), with multiple practices to better serve their patients and customers in Mandarin and the greater Jacksonville communities.”
The city reviewed civil engineering plans by England-Thims & Miller Inc. that specified a new Pad 4 and Building 5.
The retail space between Whole Foods and the former Office Depot was demolished and a new 9,800-square-foot Building 5 was developed to the south of Whole Foods. That is where Another Broken Egg and Sephora, as well as European Wax Center, are leasing.
Pad 4 is near San Jose Boulevard and that is where Cooper’s Hawk is shown. Cooper’s Hawk will be built in a portion of the parking lot closest to San Jose Boulevard.
Property records show the center was built in phases starting in 1976 through 2008.
Whole Foods opened the 51,701-square-foot Mandarin store in 2008.
The center, on 17.3 acres, also is anchored by Kirkland’s Home and Enza’s Italian Restaurant.
