A new warehouse in Florida Gateway Logistics Park in West Jacksonville sold Dec. 19 for $32.8 million.
The warehouse is on 19.3 acres at 9909 Pritchard Road, west of Interstate 295.
CTR Partners of Newport Beach, California, sold the 300,240-square-foot structure, Building 200, through DRI/CTR Jax Phase I LLC.
The buyer was CT Realty of Dallas in a partnership with Diamond Realty Investments of Los Angeles through Clarion Partners, LLC.
CBRE National Partners brokers Jose Lobón, Trey Barry, Chris Riley and Royce Rose represented the seller. They were assisted by CBRE members Alain Bonvecchio and Gabriel Braun.
The warehouse is occupied by IPEX USA LLC, a wholesale supplier of PVC and thermoplastic pipes.
The building has 36-foot clearance height, cross-dock loading, 86 dock doors, four drive-in doors, ESFR sprinkler systems, 168 car parking spaces and 138 trailer parking spaces.
“The building is strategically located for mega-regional distribution and can reach 60 million consumers within an eight-hour drive via immediate access to Interstate 295, which connects the property to the entire Southeastern United States via Interstate 10 and Interstate 95,” said Lobón, CBRE vice chairman.
The city issued a permit for Building 200 along with Buildings 100 and 300 in April 2022 for Evans General Contractors to build the three buildings in the first phase of Florida Gateway Logistics Park totaling 1.72 million square feet of space.
