Three industrial properties in West Jacksonville sold for $14.6 million

The sale comprises four warehouse and office buildings on a total of 10.5 acres.

Three West Jacksonville properties with four industrial buildings sold Dec. 11 for $14.6 million.

A-B Properties Inc. of Jacksonville sold the warehouses with office space through A-B Distributors Inc. and Maropa Inc.

The buyer was Palm Leaf Holdings GP LLC of Oak Brook, Illinois, through Palm Leaf Holdings 7 LLC.

Palm Leaf Holdings GP LLC took out two mortgages Dec. 11 for a combined $9.25 million. 

One is for $4.1 million with Coventry Health Care of Illinois Inc. The other is for $5.15 million with Coventry Health Care of Missouri Inc. Both mature Jan. 1, 2029.

The properties sold: 

• 1057 Ellis Road N. is a 89,004-square-foot structure on 5.57 acres built in 1979. It is leased by Solar Energy Labs.

A-B Properties acquired the property in February 1996 for $1.664 million.

• 1123 Ellis Road N. is a 14,769-square-foot structure built in 1963. The 3.55-acre property includes an adjacent 24,739-square-foot building at 5555 W. First St. built in 1971.

Jacksonville-based trucking company Markham Endeavors is a tenant.

• 1500 Industrial Blvd. is a 39,000-square-foot building on 1.38 acres built in 1955.

It was formerly leased by Neptune Wholesale and Liquidations.
