Seagrass Village of Fleming Island senior living facility sold for $38.7 million

The community offers independent living, assisted living and memory care.

Seagrass Village of Fleming Island sold Dec. 3 for $38.7 million.

The Clay County facility, which offers independent living, assisted living and memory care, is at 1949 East West Parkway. 

The buyer was Chicago-based Ventas Inc. It bought Seagrass Village through VTR SG Fleming LLC of Louisville, Kentucky.

The seller was Fleming Island Investors LLC, which shares an address in Panama City with Sage Development Group.

The deed was signed by Robert A. Bourne on behalf of Fleming Island Investors LLC. Bourne is the CEO of Bourne Financial Group of Winter Park, which partners with Sage on senior living facilities.

Ventas is a real estate investment trust specializing in residential and outpatient services for seniors. It has about 1,350 properties and serves more than 77,000 seniors.

Its Jacksonville properties include Discovery Commons San Marco, Augustine Landing, Sodalis Senior Living, Sunrise of Jacksonville, Brookdale Avondale and Brookdale Crown Point. It also owns Kindred Hospital North Florida in Green Cove Springs.

Seagrass Village offers restaurant-style dining, social and wellness programs, crafts and game rooms, housekeeping, concierge and scheduled transportation. It has a swimming pool, fitness center, beauty salon and barber shop and an emergency alert system.

The facility, built in 2018, is on 7.2 acres. Its three-story building is 125,445 square feet. There is a second 127-square-foot restroom building.

Fleming Island Investors acquired the property for Seagrass Village in 2015 for $2 million from Island Walk Development.
